Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

MalaysiaThe hotel is just 8~10 min walking distance from the kyoto station. Is not so far. The facilities were great and complete. It comes with the washing machine, washing liquid, cooking tools. The hotel staff were very helpful. I drop a photo in the room and they message me and help me post it to my OSAKA hotel within a day. Really appreciate it !

AustraliaNothing. However, feedback is that they should have a book with local places to eat at in the vicinity. As this was in a residential area it was hard to find restaurants.
Spacious, had a washing machine as well which was fantastic

United KingdomLocation, no staff members, check-in and check-out time.
The check-in procedure needed to be done at another hotel, and the experience was inconvenient. This is a no-staff hotel, everything is help yourself. So they print all the rules inside the book, you have to read it otherwise no one gonna help you. It is a bit confusing to separate garbage, I have never stayed in another hotel in Kyoto so it is hard to say if it is normal. But it never happens in other hotels in Japan. The location is not close to the train station, and the room has no closet so difficult to hang clothes, it is not suitable for staying more than 1 night. The bedroom is nice, typically Japanese style, but the mattresses are dented so I didn’t sleep well. Also, it is quite rude that they sent a message one day before to remind me to check out at 10 am on time. No luggage storage also is very annoying. I think here is only suitable for solo business travellers for short stay for 1 night, not tourists friendly at all.

GermanyWe didn't even mind having to check in at a different hotel two blocks away (staff shortage), but there we received this anxiety-inducing tome of rules around the property, such as: "No walking on the heel of your foot. We will have to come and evict you, sorry". "The guest has to sort all their garbage carefully into the five bins provided downstairs. Failure to comply will result in embarrassment and a huge fine for the guest". I'm paraphrasing of course, but the wording alone made me really uncomfortable (it wasn't any less threatening-sounding in Japanese or Chinese). It's perfectly fine to say "Please be quite since this is a residential neighbourhood" or "The Kyoto garbage disosal rules are very strict, we would really appreciate your help", but please don't assume I'm gonna be disrespectful and ignorant by default. Meanwhile, there were children running around the hall around midnight and when I asked a staff member the next morning, which bin the aluminium bottle goes they didn't seem very concerned at all.
Beds were veeery comfortable. I personally enjoy a carpeted floor. Bathroom came with washing machine and fan had a clothes drying function 💜 Plenty of outlets and indirect lighting also a plus.

Singaporeit is quite a distance from the main train station. the check in location was a detour (although not a deal breaker) from the main lodging. I stayed in room 101, the aircon emitted a very foul sour smell (akin to smelly foot). had to keep spraying the room mist to temporarily mask the smell. hope the hotel can do something about it
washing machine and heater available

United StatesI don’t like that you have to walk to another property (5-10 min tops) to check-in. It’s not too far but it’s already a pain to roll 2 luggages with backpacks from Kyoto station for 20 mins with the rain. We travelled from Osaka so we’re a little tired from that and that really is the last thing we want to do. I understand they were short staffed but they can maybe just do a self check-in. Also, the washer/dryer was inside the bathroom so it had that musky odor to it. Not a big deal but it you’re sensitive with smell then keep that in mind. You cannot check-in at a certain time so make certain of that if you have a late flight/arrival.
It was a decent size. The bed was pretty big and cozy. It’s self-served and love that we’re able to get our own hotel essentials in the front desk in case that we need coffee, creamer, tea, etc. It has an airbnb feel to it since it’s in a residential area. It comes with a washer and laundry detergent. We didn’t get to use it but I can assume someone staying longer can benefit from this. They also provided some umbrellas which I thought was pretty thoughtful.

Everything! Really close to the centre of Kyoto, but on a quiet back street. A large comfortable & stylish room, with a window that opened and no traffic noise! And how fantastic to have a fridge freezer and a washing machine in the room!! Loved this boutique retreat from city life.

AustraliaIt's the only hotel we've been to in Japan that is still citing staff shortage due to Covid, meaning new towels etc are self-serve. One gets bombarded with page-long messages from an external company in charge of maintenance and check-in/out. I'd prefer dealing with people on the ground but would still recommend the hotel for its great location, cleanliness and room size as good value for money.
Everything about this place was perfect except for the check-in procedure. If you don't mind going to another hotel to conduct check-in, the room would deserve a rating of 10.
