Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

JapanThere wasn’t a lot to do in the immediate area, but it’s only a few stops from Sannomiya station so it’s still pretty convenient.
The staff was really nice and the atmosphere was very comfortable!

JapanNone so far.
It was my first time booking and staying in a guesthouse and with roommates (there are 6 of us in 1 room). I thought i wont be comfortable but I was. My roommates were respectful we don’t make loud noise and it was safe! Not as bad as i thought! It’s a simple place to stay and clean and I am really comfortable with the bed it’s surprisingly spacious. Will definitely book again!

United StatesThe stairs to each floor are very narrow and steep, basically ladders. Most youngins won't have any trouble scaling them but I wanted to warn my fellow adventurous elders, just so they know what to expect.
Tidy and stylish. Great staff. Good showers. Great kitchen. Nice neighborhood.

AustraliaNothing, it was great.
Amazing property. The location, between both Ōjikōen station and Nada station is fantastic. The exterior and interior design of the house is super cozy and welcoming. The first floor homey lobby is great for just relaxing there but also great opportunity to get to know the staff and other guests. Comes with a coin laundry and dryer, no complaints at all. The rooms were good, a desk, a bed, an ac, and privacy. No complaints

United KingdomThe very steep narrow stairs - it's an old Japanese building, so they're more like a ladder and I fell down them at one point. Pretty scary. On the plus side, the staff helped by carrying my luggage up and down for me.
The staff are lovely and this is a well located hostel with a really chilled atmosphere. The rooms are clean and comfortable.

SingaporeIf anyone is above 180cm in height, definitely have to be careful of the door frames and beams. But this is a small inconvenience compared to all the other advantages!
The staff treated us with courtesy and paid attention to every detail. Sometimes they even anticipated our needs. The common dining and activity area is cozy and homely. The toilets, sheets towels were clean as can be. The kitchen is well equipped and well used (theres usually a queue). Toilet seats have warmers in them. Being next to a train track didnt bother me much because i sleep after train services stop and wake up same time they start the next day. Its situated nicely between 2 railway lines (JR and regional). Within walking distance to many local breakfast venues amd a shopping street as well.

FinlandThe bathrooms could use a bit of a refresh.
A fantastic location next to a train station with direct connections to downtown Kobe, Osaka and Kyoto. There's also a bus stop close by with connections to the major sights in Kobe. The staff at Maya was very friendly and helpful. Overall the atmosphere is relaxing and inviting. The beds are comfortable and there's a good amount of storage for your bags and items.

LithuaniaBeware, this is not a hotel. You can hear other people, even if you stay in a private room. It is an old building, after all. Then again, that's what attracts sociable people, so you will be hard-pressed to not find atleast someone to make connections with.
I'll tell you what. This guesthouse oozes personality. The hosts are amazing, every single one of them. You could say they made it feel like home, but back home you don't get nearly as much warmness and kindness as they provide. The interior is full of character, it's all DIY, everything looks handmade by the people who run the guesthouse. Anyhow, the beds/sheets/showers and all the important things are super clean, the hosts take care of you and you can have a very nice coffee. I would not have stayed as long as i did in Kobe if it were not for guesthouse Maya. Thank you to all the staff, you were able to change my mood for the better for the length of the stay and most likely until i visit again in a year or a few. ❤️

SingaporeI like Kobe Maya Guesthouse with its well situated location from 5-7mins walkable from Nada Station. Surroundings are quiet, but if you mind the train sound in the night time, please choose the other guesthouses (which I do not have any issue with this). Well maintain and everything needed are provided. Check-in is relatively easy. Maya is very thoughtful, if you're traveler and wanted to go Mountain Maya, you may check with them for the complimentary pass. They will guide you through and it's penniless for the absolutely beautiful scenic view on top of Mount. Maya! Thank you, Maya! Would like to be back soon~
