Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

JapanThe room walls are thin, there was only 1 other guest when I was staying and I knew when he went to the bathroom, my room was next to the men's toilet. The noise didn't wake me, but awake, I could hear it. There is no parking and there is only 10 - 15 spaces at the train station. On the second night of my stay I had to park elsewhere. I wouldn't drive here.
Beautifully decorated guesthouse in a well renovated Japanese house. The common areas are cosy and livable . The room was well designed and came with it's own sink and lots of luggage space. The bed was firm and very comfortable, the pillow was super soft. There is a fully equipped kitchen and smart TV in the living room.

Hong KongBathroom was a little small but the shower has good power and water temperature.
It is super clean with comfortable room and beds. We are lucky that we got it to ourselves as nobody else was staying at the time.

United KingdomJapanese houses are very basic construction and the lack of soundproofing is a minor challenge if the person in the room next to you snores like an elephant!
I was travelling over 2 weeks, skiing in the day and working in the evening thanks to the 9 hour time difference. The location is a 5 minute walk to the bus stop to get up to the Grand Hirafu Welcome centre and the Ace Gondola so close enough to everything you need, but in a quiet side street. Facilities are excellent, including the washer dryer, this is the first ski trip I am not taking home dirty laundry! The room was excellent, clean and comfortable, and once I had got used to the Japanese heating systems in the property I had a very comfortable stay. Kutchan has some great bars and restuarants, and the prices are much better than in the main resorts of Niseko.

JapanThere was parking; however, the instructions provided for parking were wrong. Additionally, the parking provided was only available to two cars, in conjunction with the snow plow parked there. Due to the number of residents living at the property during our stay, there were more cars than the number of parkings allotted.
The stay was relatively cheap compared to other places.

United StatesThis place is the best, great value, spotless like new building, great kitchen, sinks in the rooms, free laundry, good location to town and quiet. Why would you stay anywhere else ? I also got to meet the owner, very engaged and doing everything they can to make sure guests have a great stay. This is THE place to stay in Kutchan !!

AustraliaThere are no staff at the property so there is no one to discuss recommendations/ getting around town. If you want to leave Kutchan to see the rest of Niseko it can be difficult if you don’t have a car - there are limited buses in summer.
This was very(!) comfortable accommodation! My room was beautiful and clean, and you get your room to yourself. The aircon was great in summer. Kitchen facilities and common areas were great and also very clean. It is located in the cute town of Kutchan, and it easy to walk around the town.

The house is spacious, clean and comfortable. There are no staff on-site besides people coming in to clean, but the key system worked like clockwork and I didn't have any issues. The washing machine is a plus, and the kitchen has plenty of appliances and cooking tools. This would be a good place to rent out as a big group.

New ZealandWe had challenges with sharing a small fridge, but this is Japan, everything is an small. Rubbish sorting was confusing and the bins needed emptying every day as we all cooked.
This is an amazing place to stay and ski from. The other guests were awesome and we pulled together to share this gorgeous space. Highly recommended! Kitchen is lovely and the dining/living room is spacious and comfortable. Very responsive host, attended to everything very quickly. I asked for clean linen after a week and it arrived same day.
