Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

BrazilThe owners were extremely kind and helpful. They met me at the metro station, showed me where I could find the groceries store and etc. The house is very close to "Matsugasaki" K02 station, so very convenient. My bedroom was big and confortable and breakfast was simple but sufficient. On top of that, the owners prepared a "tea ceremony" for the guests, which was very kind and interesting. I highly recommend this place.

United StatesI really loved staying with tomy&tetu. They were so accommodating and the room was very cozy. I stayed on my way to southern Japan for a surf trip. On my last day, Tetu offered to carry my board bag to the subway station---I was able to do it myself, but he went out of his way to help me. Very kind people and a lovely home!

United StatesA little bit of a walk and far from the downtown but in all honesty I loved the location. It was away from the hustle of the tourism and was in a nice neighborhood.
Very nice place, a lot of room with good facilities. Hosts were very wonderfully nice people, felt like I was staying with family :)

CanadaTomy and tetu are the perfect hosts! We appreciated the time the took to point out some Kyoto landmarks and history from their rooftop and that they took the time to prepare and teach us traditional Japanese tea ceremony. Their home had many amenities and the location being so close to the station was convenient to get around Kyoto. They made our stay a memorable one and we hope to book again should Kyoto be in the cards for us in the future.

This was my second time staying with Tomy and Tetu. It is perfect. A short walk from the station, shops nearby, breakfast provided plus WiFi and of course any directions and tips! I felt very welcome and was able to store food, let myself in and out etc. Tomy and Tetu are more than happy to suggest places to visit in Kyoto with lots of knowledge!

EstoniaWe stayed two nights at Tomy&Tetu and we loved it! As other people have said it feels as if you're staying at your grandparents' house! The warm and cozy atmosphere makes you feel at home. In the shared kitchen there were fruit, bread, drinks and other snacks you can have. In the morning the owner brought us some fresh coffee and showed us their rooftop where they have rabbits!! He told us a lot about Kyoto and Obon festival that is held in August and can be seen from their house. The neighborhood is quiet and you can definitely have a good night's sleep here :)

JapanA very comfortable and homey place to stay! My room was quite spacious, and breakfast and coffee was provided each morning, alongside a generous amount of free snacks and drinks. The hosts were exceedingly friendly and helpful. The subway station is a short walk away, and I enjoy the local area very much, a taste of 'real' Kyoto.

United KingdomNothing :)
I had a lovely stay, so welcoming and homely. The location was perfect, being walking distance from both a train and subway station, plus plenty of supermarkets and beautiful scenery. The facilities were really great like the bath and breakfast, which were comforting after a long flight. The room was spacious so I could unpack my suitcase. It is also a quiet neighborhood, so I slept well. The hosts were super accommodating, I would definitely stay here again. Thank you for teaching me more about Japan, I really appreciate it! Also thank you for meeting us with the phone charger I left behind.

MalaysiaWhile advertised as an apartment, this is actually more a hostel. The small bedroom with two beds is the ONLY private space. Every other facility is shared with other guests. The bathroom is not only shared, it is also on a different floor of the house. You cannot self cater as the kitchen is too small and used by all the guests. The advertised balcony is only on one of the rooms (not the one assigned to us). I particularly did not like the notice from the host trying to guilt you into leaving a good review.
The host was very helpful. The location was close to trains and busses to get you around, despite quite a long way from the centre.

United KingdomTomy was very hospitable and welcoming. He showed us upstairs to our room and pointed out where the bathroom and kitchen facilities were which was very kind. The beds were comfortable but the linen was old and thread bare and there were long black hairs on both beds, not ours! The wash hand basin was not clean and there was a plastic razor cover stuck to the sink. Overall the cleanliness was definitely not great and I was glad we were only staying one night.
The location was great and easy to find.

AustraliaBathroom is downstairs making it super inconvenient. Hot water control is in the bathroom. We turned it on to use hot water upstairs but owner turned it off in no time; so we needed to wash our hands and dishes with freezing cold water. The owner offered us ¥2,000 discount and asked us to cancel reservation with booking.com but we declined. There were some bottles of water labelled "water from Imperial Palace well". I asked if owner would reuse the bottles. And I also asked if there's a spare toilet downstairs as it was full house that day. I thought 4 guests sharing 1 toilet was inconvenient. The owner then told me in his broken English that this is cheap accommodation and there are expensive hotels around. Just 2 simple questions (not questioning) triggered his knee jerked and unpleasant response. The bed linens are flimsy with stains around the top. The owner wraps the top of the blankets with a towel, which of course didn't stay in place. Right after I took a shower and walked upstairs, owner turned off the light at the staircase. I felt like being watched all the time. We were given day old bread for breakfast one day, and we didn't eat it. The next day we were given the same bag of bread which was expired. Also there wad a sign in the kitchen telling guest to rate their service not lower than 85%. What a joke. I don't agree that cheaper accommodation equates to sub-standard service.
Nothing at all. We travel a lot and this is the worst accommodation we have ever had. Our reservation was for 7 nights and we wish we could move the second day.
