If you’re a light sleeper you will find the noise of the neighbouring highways and river disruptive. The beds are super solid too so another thing to be mindful of if this bothers you. This location requires a 7 - 10minute walk to a train station for transport and isn’t super central.

Extremely spacious. Big kitchen area with decent table and appliances. Gas cooking top. Complimentary Coffee beans with hand grinder and V60. Complimentary bottle of bubbles . Complimentary snacks. River views. Big couch was a bonus! Staff are incredibly helpful, with good english.

Location. Need to walk a fair bit to nearest train station(8 to 10mins) Not advisable if you're with elderly as the walk includes climbing of stairs (overhead bridge across the river).. I myself with weak legs find the walk torlerable only when the weather is super cooling. If your aim is to shop and shop, the location will be frowned upon.

Space. We're a family of 4 with 2 teens( have a small room to themselves) Washer cum dryer. (Washed daily) Netflix.(movie marathon every night) Kitchen. Near Haneda airport. Cab ride from hotel to haneda about 10,000yen. Or you can take airport limousine at t-cat(8 to 10mins) walk. Per adult 1,000yen. It takes about 20 to 25mins to reach the airport. Great for rest and relax kind of travellers.

It is a little bit far from stations

The river view, the kitchen, the laundry and the spacious room. The staff are so kind and helpful. They help me with baggage delivery through combini. Special thank to them all

What an amazing room! Such a nice view with an accessible balcony, and a whole load of provided items. The staff at the front desk were super nice and helpful! We got this room on a discount and I have to say it was worth every penny. If we ever find ourselves back in Tokyo we will for sure be coming back here! Thank you!

The view was great but it was 10-15 min walk to the public transport.

Best choice we made with Ulu Tokyo! Highly recommend this place. The staff were great and always helpful. Room was the best. We can call it a house. It was relaxing to come back after long walks. The view on the river was great. The facilities included everything we could ever need.

It was a bit further off from central Tokyo but still well connected by metro

Reception was awesome. Property was clean and spacious. The on site laundry was very useful to have.

No complaints, just suggestions. Loved the washing machine, but unsurprisingly it was in Japanese. The little laminated card on top explained it very well. I may be in a club of one regarding the bath water, but I doubt it. A card along the lines of the w. machine would have saved me from a cold bath and the scorn of the family.

Nothing perfect stay.

If I could give this place 11 stars I would! It’s about a 10-15 minute walk from major metro lines in a quiet area with the nicest staff who speak perfect English and made me feel so at home. The studio with kitchen is very spacious and having the washer dryer combo is so convenient. Also you can get amenities if you forget anything including coffee beans and a grinder for French press coffee and sparkling wine and snacks were included too! Close to local restaurants and convenience stores. I absolutely loved every minute and would not hesitate to go back.

We arrived at 10.00am and although we were aware of the 15.00 check in time, we were hoping for an early check in, as the guests from the previous night had already checked out when we arrived. However, we had to wait 4 hours for the room to be ready. Having said that, it was spotlessly clean.

The staff was wonderful; very friendly and helpful. The unit was spacious, comfortable and very clean. Having a washing machine/dryer was also very handy.

This was an unexpectedly large two-bedroom apartment with excellent self catering facilities, and overlooking the river. There was a generous supply of drinks each evening and the staff were particularly helpful

Spacious apartment for Tokyo standards. Separate bedrooms, good bathroom with laundry facilities, wifi works well. Just a couply of minutes by taxi from Tokyo’s main railway station from where you can travel all around the city and the country

Bathroom water heating instructions were all in Japanese - inadvertently had cold showers for a day. Wasn’t too bad but some basic English labels would have been appreciated.

I regret not requesting a room with a river view as I am assuming that has less traffic noise which was the only downside for us as our room looked onto the road.

The hotel amenities were all new and modern, some lovely touches with the welcome bottle of prosecco and coffee beans. The room was very spacious, big TV with Netflix, washer dryer and very comfortable beds. Lovely view of the river from the rooftop. The staff were very friendly and helpful, the hotel was very clean and well maintained. The bullet train station is about a 30 minute walk, the metro is a ten minute walk and the number 22 bus is round the corner. It is a ten minute walk to the CAT terminal for the airport bus. Not the most central of hotels but has various stations within a ten minute walk. I would stay again.

As others have mentioned there is quite a walk to the nearest metro station. But really if you are in half decent shape it’s not an issue. If you have young children or anyone with some physical limitations it might be a problem but there are always taxis.

The staff here are some of the kindest people I’ve ever known met. My wife unfortunately had an accident and was in hospital. These guys went above and beyond to help us. Thank you. The property is large, clean and well equipped. Why would you want to stay anywhere else?
