How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Although this hotel is in a great location for Shinjuku, to advertise as a ‘hotel’ felt misleading as there was never a reception or cleaning. It felt like an Airbnb rental and we were unable to do things such as luggage forwarding and safe storage here.

Pros: We stayed in room 302. The apartment is relatively modern. Basic supplies are provided. Good temperature control options (heat and air). Shower and toilet separated. Enough space to open a few suitcases. Quiet street. Separate bedroom door. Elevator. Closet to hang some clothes. Decent value but a bit more on the expensive side. Cons: No hand soap in bathroom. Nowhere to put dishes while they dry. Freezer needs be cleaned (full of ice build up making it unusable). You have to take out your own garbage. Building entrance is not locked. No desk staff.

The pillows were very thin and uncomfortable and should be replaced. The additional pillows in the cupboard were in the same state and didn’t help.
Basic but comfortable and clean stay within walking distance of Shinjuku’s main strip and transport. A really great spot and perfect for our 4-night stay exploring Tokyo and the Shinjuku area specifically. Easy check in with keys retrieved from a lockbox and instructions with photos provided before arrival. Be sure to read the handbook under the TV - we realised at checkout we could’ve used a pocket wifi device that was available and had completely missed it.

Location was ideal. Neighbourhood was quite with a good selection of walkable restaurants in the area. The train station was conveniently close and not a big crazy station but will connect you to any of the big hub stations. We found it was walkable to Kabukicho and Shinjuku Gyoen park and we enjoyed exploring by foot.

It wasn’t the cleanest but not horrible by any means.
Great location within walking distance to Shinjuku and some lovely gardens. Quiet place yet so close to everything you need. Plenty of space for two people, a big bag plus a snowboard bag.

Room was lacking outlets and the mini fridge was daisy chained to one of the few wall outlets. Also very little walking space between the end of the bed and the TV frame
Location was convenient, but a bit difficult to find with maps. Shower was spacious and had nice water pressure.

Cleanliness, hairs on the carpet and bed, wiped the floor after spilling water and tissue was black. Air con smelled really badly of dust so we never put it on

Drier included in washing machine does not work so well. Instructions of Washing machine not so linear. They only have one key even if we were two guests. Not enough toilet paper. There was no hand soap. Reception always empty. It is not an hotel, but more like apartment rental
Good position, nice services such as bathroom and kitchen with all commodities. Instructions in English of the electronic devices

Aircon wasn’t great and was leaking and Tv remote missing from one room.

Not quite as close to some of the sites, so some walking required.
The suite was clean and had everything required. Though, it was more on the basic side, this served well.

It was an apartment style hotel with no staff and a key in a lockbox/mailbox. The room was perfectly fine and comfortable with a booklet in English, which is the only language I speak, explaining all the Japanese things on the thermostat/bidet/washer etc. It had a full suite of stuff I could use, more than an average hotel. Convenient location to where I was going, quiet area.

We didn’t see any staff the whole time so we couldn’t ask them any questions about anything.
The location was excellent just off the main road so it was very close but still quite.
