Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

The property was beautiful. Great location, amazing pool, living areas, inside and out. At the bottom of the garden there was a tree house overlooking a stunning lake - we spent the evenings here enjoying the wildlife and spotting crocodiles! Our host was exceptional. Anusha and her family tended to our every need, very polite, friendly and welcoming. They prepared our food for breakfast lunch and dinner, organised our safari, our travel and everything we needed for our stay. We highly recommend. We will most definitely be back in the future. Thank you!

AustraliaWe were warned by the host on arrival, that the floor is polished concrete and can be exceedingly slippery. You do need to take care. There were not as many beds as expected (2 doubles and 2 singles only). We had a bed added, but it did not then have a mosquito net, which was definitely needed in this place.
Beautiful eco-style property. Lots of comfortable places to relax and beautiful features. Large, well maintained outdoor pool, plenty of outdoor space and a stunning treehouse platform which overlooks the lake. Lots of bird life to be seen. Spacious comfortable bedrooms. Although the living areas of the house are open to the outside, and there are bugs, especially in the evening, the insect control seemed very good and these were not especially troublesome. The highlight was the host Anousha and her family, who welcomed us in to their new year celebrations and could not have done more for us, including serving up 2 delicious meals. Thank you.

United KingdomWhat a fantastic stay, wish we had longer. Stunning property, all questions answered promptly from the owner who was very helpful. Wonderful family who look after the property too. Nothing too much trouble, excellent food etc. we were so well looked after. This was our favourite place of our Sri Lanka trip. A crocodile made an appearance in the night, which was a highlight

United Arab EmiratesThis is incredibly perfect place for a family that is managing by super nice family (thank you so much Anusha for all your kindness). The villa is cozy and has everything you need, the rooms are very comfortable and pool is amazing. The villa is located near the pound where you can watch different birds and even alligators. We were not much disturbed by insect and reptilians but at the same time you are in the centre of nature. The managing family is happy to provide you with breakfast, lunch and dinner for a very good price, we enjoyed it a lot. Definitely would come back

United KingdomOur stay at Neem Tree House was nothing short of exceptional! Anousha and her family could not have done more to make our one night stay as comfortable as possible. We enjoyed the delicious bbq which included a whole grilled fish and chicken as well as the breakfast they prepared for us once we came back from safari. Location is near to Yala national park and she organised safari for the following morning and a jeep collected us from the accommodation. The facilities were amazing and we had a wonderful stay we will remember. Thank you!

SwitzerlandBeware that there are lots of insects at night because it’s a very open type of house. Not as private as we would have liked, the staff lives next door and they often come and check how you are doing with their little kid. However, They are very sweet!
You have the whole property to yourself. The Pool is actually not cold at all! The whole property is very pretty and spacious and the staff are very sweet and attentive!

United KingdomIt is an 11 hour flight and long road trip from our home! Because if it was closer we’d visit a couple of long weekends a year and the fact I’d only booked 2 nights.
The house far exceeded expectations in every way. The photographs don’t do it justice. It is fairly isolated but certainly not remote, but I guess if you don’t have a driver or your own transport it might be difficult to get anywhere. The staff were lovely and the food they prepared was delicious home cooked Sri Lankan cuisine. We loved that in the area around the house there was lots of wildlife and even more if you went to platform at end of garden overlooking the lake.

United Arab EmiratesOur stay at the Neem Tree House was definitely a perfect getaway! The team was fantastic, very accommodating and prepared some great food during our stay. The property is 20 minutes from the National park and arrangements can be done through the property. There is a lake close by where you can spot many alligators and a tree house where you can spend hours enjoying a bon fire. Will definitely visit again!

United KingdomMy son struggled with how open the property was to nature and wildlife, but we knew this before coming and that it would be tricky for a very indoorsy child! Importantly, the bedrooms were fine with fans and nets, we didn't get any bites.
It's a lovely villa with a lakeside location, pleasant pool to cool off in, great food and wonderful service.

United KingdomLots of mosquitoes so bring DEET (to be expected in the tropics). The property is catered but doesn’t have a drinks license, so you need to buy your own. Having said that, the owner did arrange for drinks to be delivered on the first night.
Incredibly friendly staff. Beautiful property. The kids loved the pool and enjoyed spotting the frogs and lizards darting around the place. They even found a snake (harmless) and spied a crocodile that lives by the lake. Lots of fireflies at night too so it felt magical. Great food too!

United KingdomDue to the location and type of house it will have animals coming and going, but that’s not a problem for most people coming to Yala.
The people were lovely and the house was very spacious and very well decorated. The house blends greatly with the nature. It’s a good location to go to Yala National Park. Perfect for large groups.

United StatesEverything is wonderful but be prepared to have some insect visitors; this is inside the jungle and we intrude their space
The convenient access to Yala National park. The landscape is marvelous and good for medication and full of Zen. The food is amazingly good and the price is even bette, the spices added is subtle with good flavor. Our chef bought fish from the local fish market at 6:00 am. The style of food preparation is excellent. Manager Mr . Samdamal and his family provided a very welcoming environment. Highly recommend to give it a try. Remember to try the fish. Sooooo yumyyyyy
