We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesReally a nice stay, my only critical feedback would be that some of the fixtures like chairs, cushions and furniture were a little worn and tired. Otherwise was a cute hotel and we enjoyed our short stay

United KingdomThe food and drinks were quite expensive vs other placed we stayed and we found the waiters asked for tips at every opportunity, including at every one of the included breakfasts which we found uncomfortable! (All the other staff were brilliant) Because it's a 20 minute drive and fairly expensive taxi back to Tulum, if the weather isn't brilliant you're quite restricted on things to do. If you're coming to relax on the beach, beware they are 21 rooms and about 8 to 10 sun loungers.
We loved the beautiful ocean views and the pool. The bedrooms were beautifully decorated and the breakfast was delicious. It was my birthday while we stayed and the staff did daily towel art and gave us a bottle of wine which was a really lovely surprise!

United StatesAlthough the house had old charm, the bathroom were outdated, they need renovation. The 2 story main living room is beautiful but does not have AC or a fan that works. For our group, we couldn’t sit there. Fans in bedrooms were not functioning which would have been useful when power was out 2 straight nights. The hotel had generators but not the house. An alternative power source needs to be provided to the house especially when the rent was so high. Even though Eric and staff has taken care of us in which ever way possible, we could not sleep for 2 nights as there was no power. Again, if the house has its own generator and working fans, our stay could have been slightly comfortable. Hopefully management will look into this. Also, this property has very less beach.
The house is very convenient for a group of 7 to 8 people. It was pretty clean, good amenities and right on the beach. It is also located next to the hotel who has excellent staff. Location is pretty safe . Eric Hernandez was the manager who helped us in every possible way when power was lost for 2 straight days. We had privacy and had good amenities with hammocks, lounge chairs.

BelgiumNice pool, but not lots of opportunities to relax next to it (no beds e.g.). However, there are plenty of opportunities to chill at the beach, so not really needed. I would not per se recommend to stay at the restaurant (if not out of convenience to stay the evening in) because food is just OK, and rather expensive.
Very friendly staff, big shout out to Diana for the amazing tips on trips to do. Beautiful room with complimentary mini bar in an idyllic place outside of the busy Zona Hotelera of Tulum (highly recommend renting a car, upon airport arrival, because it's too remote to move around with bicycles and taxi's are very expensive - read 100 USD for a 20 min ride). Elaborate delicious breakfast and big plus on the available equipment to go kayaking or snorkling in the sea. Perfect if you want to relax at the beach with the comfort of a 4star boutique hotel (I think they have around 15-20 rooms).

United StatesBeach wasn’t too great but not their fault. I ordered room service because I was feeling sick my first day, I waited nearly 2 hours but it never arrived so I had to go to the dining room to eat. One of the servers was really rude also.
Very quiet, not very big. Really comfortable beds and I loved the outdoor patio.

United StatesWe have been coming to this area for years now, and have stayed at all of these sister hotels - Alea, Nerea, Mereva. I'm assuming they get quite a few return visitors like ourselves, it would be nice after many years if they would occasionally update the restaurant menus. We come for the views and the location, knowing we'll generally want to go elsewhere for meals other than the included breakfast or late night snacks. While it may not be a common situation for many, we have actually extended our stay multiple times, but moved between sister hotels. The staff in all of them are not very accommodating as far as early or late check in, even when the rooms are clearly available/empty - it's like some bizarre power move where they simply insist you leave your luggage at the front desk and wait around rather than spare you the wasteful 3 hour window between the noon check out and 3pm check in times between their hotels.

United Statesrooftop room balcony plunge pool was not as private as expected. Still can see through the wall into neighbor's balcony. Top floor (3rd) and no elevator made it a hike in a heat. The beach is not swimmable (uneven rocks) but they have a dock that leads to less rocky spot to swim. Definitely not a good beach for small kids.
Penthouse rooftop room with plunge pool was simple but quite nice. Included breakfasts were delicious, everything on the menu was great! AC worked perfectly, mini fridge was stocked with beverages.

United KingdomI had read the reviews regarding seaweed and stones in sea making it difficult to swim and I thought maybe its not as bad as they have said but it was too rocky for me to swim, I tried to go out with sea shoes on but it was too slippery for me, some other people went In further up the beach and you could climb into water off the end of the pier but I am not a confident swimmer so I was not keen to do that. As for the seaweed its a common problem everywhere in Mexico and some hotels including this one try to clear it as much as possible in front of hotel but its hard to keep on top of. My only other complaint was noise from road as we backed onto it.
The staff were so helpful and friendly in particular Franzcelia who not only arranged honeymoon decorations and bubbly in our room but also helped arrange a car to collect us after we had an 8hour delay on arrival due to BA flight. Delicious freshly prepared breakfast each day, very relaxing stay. Also it was close to a Cenote which we went to, you couldn’t see many fish but apparently there is a friendly crocodile in there!

Beautiful hotel relatively small on a white sand beach. The rooms are spacious nicely decorated, luminous with balconies over the sea. Breakfast is amazing and staff super helpful and attentive. location on the water was superb. we had a room with direct beach access and lounge chairs and hammock right on the water. We enjoyed breakfast outside on our patio. very private. very clean. extremely friendly staff. Quiet. warm water.

South AfricaThe hotel is out of the way & it costs 500 pesos to get to Tulum centre even though it’s less than a 15 minute drive. Everything in general was way too expensive (hotel restaurant - even water costs a fortune!) but I guess that’s Tulum for you. We booked a room for 3 adults & the extra bed space for the 3rd person was actually a sofa bed which was quite uncomfortable. They should just say their rooms are for two. The food is good but it takes way too long for them to make it. We eventually had to call to order breakfast ahead of time in the mornings in order to make it to our tours, cause they take forever to make it. Also, the cleaning staff only clean the rooms in the afternoon which is a little annoying because we left at 8am for a full day tour & got back after 4pm very tired & just wanting to rest in a clean room & they still hadn’t cleaned it.
The staff were great, so friendly and always willing to help. The hotel is airy and clean and had everything we needed. The WiFi was fast. The food was good. Our room had plenty of space for 3 girls with lots of luggage, luxurious linen and beautiful ocean views, with complementary bar fridge contents which were restocked every day at no additional cost. The hotel itself is small, right on the doorstep of the beach, tranquil and quiet, with an atmosphere conducive to peace and rest - and that is just what we needed after crazy partying in Cancun over New Years.

AustraliaAccess to this hotel is difficult (only by car) from Tulum centre, highly recommend hiring own car to drive as taxi rates were very high
We almost had the beach to ourselves in this area. They offer use of kayaks, paddle boards and snorkelling equipment on the beach (even allowed us to take the gear to a cenote for the day) The hotel also offered a snorkelling tour for free with the sister hotels, unfortunately we dropped out of it due to the weather. Breakfast was ordered on the phone, made fresh and brought to our room every day

United Statesthey really should not be open during the renovation of the rooftop or at the very least, charge less. it’s extremely loud all the time. you can’t even relax on the beach with it. then it seems the restaurant turns up their music way louder in response so you have to hear that the rest of the time until 11pm from your room.
The beach is beautiful and the rooms are extremely comfortable. Staff is very helpful and attentive. when I checked in I was really sick and they sent me electrolytes and checked in on me a lot since I was solo. It was really appreciated.
