You are welcomed by Uriel. He is bilingual, knowledgeable, and extremely helpful with recommendations. Two doors down are the best tacos (we love mixtos) at Carboncita. A few more steps down the road is a fantastic old style ice cream shop. The room and bathroom are huge. The AC works great. Watching the opossums and bats in the courtyard are a pleasant surprise in the middle of Tulum city. The room is so quiet especially given that everything is just a few steps away. If you arrive by bus, the ADO station is a short walk. They have private parking if you arrive by car. The morning coffee is appreciated to start your day.

United KingdomWe had 2 rooms, one had a kettle the other didn’t, one had table and chairs on the balcony the other didn’t, so a bit hit abs miss what you got in your room. we had lots of rain and one of the rooms had a massive leaky roof and water ran down the wall onto the bed so the bed was soaking so it wasn’t a comfortable night!!

Very professional, nice staff, clean and comfortable. Had a drain stuff up but they came and fixed it within a few minutes. There are a few resturants nearby but best to have transportation to get around.

TurkeyWater was dripping from the air conditioning and wetting the wall and the floor. And the ceiling fan was making a loud and weird noice. But these didn't cause much problem for me as I stayed only one night.
The hotel is very centrally located with many restaurants, shops, banks and ATMs around. It is also just 10 minutes drive to the Mayan Ruins in Tulum. I chose this hotel because it was central and had a parking lot. When I arrived at the hotel with my car, I couldn't find where the parking place of the hotel was, so I had to pull over on the main road, go in the hotel reception and ask. Even though the guy at the reception didn't speak any English, he immediately came out of the hotel, phoned someone and get the locked doors of the parking lot opened and he even drove and parked my car himself. He was such a nice and helpful person. The parking place was quite small, which takes around 7 cars but was very secure as it has a locked door. If you are not arriving to Tulum by car, the ADO bus terminal is just a few minutes walk away. The room was very spacious and the bed was comfortable.

MexicoThere's ants in the balcony, haha. Unrelated to the hotel. Hotel was great. I think they charged me a bit more because the exchange rate... Idk why they charge in dollars and not pesos.
They clean daily. A little detail that makes a difference because you carry in sand from the beach or the cenotes. They have free shampoo and conditioner that's incredible! Loved it. My husband loved their free coffee. They also had a frigobar in our bedroom. They're next to a stop for public vans to go around (Playa del Carmen, Cancun), they're called Colectivos. Great spot in the city centre.

Staff were friendly, helpful and really welcoming. The property itself is a beautiful little oasis just steps to your room off the main drag of town (but somehow still peaceful and relaxing). Rooms were clean and they even have some bikes to rent if you don't want to deal with the taxi hassle to get around (ruins are an easy bike away if that's your destination).

AustraliaThis is an excellent property in a prime location, close to the ADO, restaurants, bars, colectivos, supermarkets, bike hires, really everything. Our room was delightful, spacious, with a hammock on the balcony for an afternoon relax, a very comfortable bed and excellent air conditioning. Given the location on the busy street, the room was quiet and peaceful. The staff were all lovely and the young man on the reception afternoon shift was really helpful. We had a wonderful stay in Tulum.

The location is absolutely perfect. We love the staff. The rooms have an “old style” charm with all of the modern conveniences. Joel takes amazing care of us each time we stay there. It’s our “go to spot” when in downtown Tulum. We always rent a car but it’s really close to the bus station. Grab a meal at Carboncita (two doors down for the best pastor carbon).
