There are a lot of authentic restaurants nearby. If you a looking for a local experience this is the best place. The property needs some refreshments of the equipment.

We loved the location as it was out of the crazy that is Cancun and opposite a little public beach, so I could wake up and watch the sunrise from there each morning. My room was nice and spacious, which was perfect to keep my kitesurf gear. The host was super great and really attentive. He helped us with trips and always available if we needed anything. And breakfast was delicious!

Alex is such amazing host; he was constantly connected with me no matter the time of the day and making sure that i was comfortable with all the arrangements. Very accommodative with my change of plans or anything I might need. He made arrangements my last min tour requests and taxis. He supports his local community by using their services rather than big tour companies. The property is right across the beach mostly for locals and far from all hustle and bustle of the tourists. If your looking for a quiet stay this is the place to be. Down town is 15 mins on the collectivo or cab ride away. Highly recommended The ferry terminal to isla the mujheres is 5 mins walk away. Couldn't have asked for more.

United KingdomSignage when first arriving would have been useful as i struggled a little in finding it but Alex did send me the details ahead of the visit which I missed...
I booked this place as I wanted to experience Mexico rather than the sanitised disneyland version you get in the hotel zone. Playa del nino is where the locals go to relax by the beach. There is a string of restaurants that provide relaxed authentic mexican meals and they happily accomodate non spanish speaking vacationers. The beach is lovely and clean. The area is safe, i was here for 6 nights and didnt see anything untoward. As for the property, its a house that has very comfortable rooms for rent, each with air con, some facing directly to the sea, some with their own bathroom, some with TVs. Its basic, clean, has good AC and wifi and you have use of the communal kitchen and lounge. Alex is the host and goes above and beyond to help you - be it booking taxis, trips to Chichen Itza or whale shark watching. He speaks fluent english and makes you feel very welcome, esp as i like me this was my first time in Mexico. It was lovely seeing the locals enjoy the beach - swimming at 6am, enjoying a roaming band of musicians with their meal, cooling off at the end of a hot hot day. Good memories

United StatesIt seems that most of the restaurants and bars in the area close early on weekdays (7:30 - 8PM), which is frustrating if you're coming back later from a tour. The air conditioning in the room was great but the living area was hot and humid. The neighborhood is less English-friendly than the hotel zone.
I enjoyed the easy access to Playa Del Nino beach and local restaurants, the walking distance to ferry, and the affordability compared to the all-inclusive resorts in the hotel zone. The optional breakfast was also a plus. Alex was a great host and helped me arrange some pretty awesome tours of the peninsula and the islands.

United StatesThe house was in a safe and quiet neighborhood across the street from a nice little beach. It is very close to the ferry for Isla Mujeres and also a short drive to Isla Blanca. The house was very comfortable and has everything you need to make you feel right at home. The shared kitchen has everything you need to prepare a meal. The room was very comfortable as well, with good AC and hot shower. The host Alex and his partner Irina are very nice and welcoming people.

IrelandIt was an excellent location to see everything around the Cancun area. Transport was readily available outside of the premises and was very cheep taking us to all the lovely beaches and highlights in Cancun. A lovely little public beach access the road from the premises also. Alex and his partner were so kind and helpful in every way and made us feel so at home. Would highly recommend it as excellent location and value for money.

Canada- The local people like to sing and dance at the beach even at night, sometimes it is noisy around. I bought earplugs, which helped. - The local beach is OK, but if you want to see really beautiful beaches you need to bus to the hotel zone, about 30 min on a bus. - Shared bathroom for two rooms little inconvenient, some rooms have private bathrooms.
- The host, Alex is very friendly, informative, and very useful if you need any info about anything. - The breakfast the host offers is very good, fruits and eggs, the price is real. - The public beach is right across the street. - Transportation at the location is good, a small bus goes every 5-10 min to the city center.

We loved this location. Right opposite the pretty public beach with good selection of bars and restaurants, but no late night venues so quiet/chilled at night. Nice mix of Mexican, American and European tourists in the area, gated compound and secure house. We felt safe there and also safe walking around in the evening. Literally outside the house you can take a Collectivo to the centre by the ADO bus station. Big thanks to Alex the host who was AMAZING! He gave great contact ahead of our arrival, shared very helpful information on the local area, attractions, how to get places and generally being great. Nothing was too much trouble. The neighbour rents bicycles too which is great. He can also provide a good and big breakfast too if you want in the morning. Also free water teas and coffee available all the time. Big TV in the lounge with Netflix. Comfortable and clean rooms. We will be back for sure!

PolandUnfortunately Alex was sleeping when we came and wasn’t answering the phone as it was stolen. Even though, he didn’t inform the security about our arrival. It took us a while to find property at night as the location in Google maps is wrong. The windows of our room were facing directly the loud street and the beach were locals used to party, sing and shout. Toilet paper in the bathroom was not sufficient for 3 rooms of guests, including ours and was finishing fast. The room and the bathroom were in average condition and need a repairment.
The property is located right in front of the beach. We had access to the kitchen and Alex (the host) was really helpful and provided us with all the necessary advice and information.

GermanyThe host Alex overslept twice when we had actually ordered a breakfast. Airport transfer didn’t work out because the private transport that Alex offers is forbidden by the airport, so it was a bit stressful to get an official taxi at night when we arrived (50€ for a shared taxi).
Great location, a local beach is just across the street. The place was clean and a kitchen open for use. Alex was friendly and gave us some tips about restaurants and trips nearby.

United StatesThere was loud music playing nearby until 3 or 4 am which made sleeping difficult, but it was also a Saturday night. Something to keep in mind if sleeping is your priority if you, like us, are planning and early morning activity. The water pressure was very low.
We had a short stay of one night to meet a tour leaving early in the morning from a nearby marina. The location was great for the evening to eat dinner at one of the many beachside restaurants across the street. The room was neat with a lovely view of the ocean. The host was responsive and helpful.
