Alex was not at the apartment at the time we would check in. Then he also didn't answer his phone leaving us waiting for nearly an hour (with a toddler after an 11 your flight). Two ladies were also waiting for him and were there for over 2 hours even. Also, apparently the owner does not pay his bills so the security guard won't open the gate for you you have to do it yourself. There was no hot water at all.

Everything was just super! Alex helped us with everything (cheap transportation, cheap tours, recommendations for restaurants and activites) The room was nice and with free air conditioner. Room was clean and during our stay was cleaning service and new towels and sheets. We recommend this place for everybody!!! We are super happy and had the best vacation ever!!!

Alex was a great host. He speaks excellent English and shares his knowledge of the area's transportation system very willingly. My room had a nice view of the beach across the street. The property is in a gated middle class neighborhood. Across the street are traditional "beach shack" restaurants where you can dine watching the fishermen unload the day's catch. Short walk to catch ferry to Isla de las Mujeres. I didn't eat the breakfast, I but sat next to other travelers who recommended the fruit plate and omelet.

I enjoyed my stay at Kabil very much! Alex, our host, was more than accommodating. He helped us book restaurant reservations, a boat tour to Isla Mujeres, and means of transportation to and from the the airport. The property was located right across the street from the beach Playa del Niño, and it made our trip so much more enjoyable to have beach access so close to where we were staying. I would highly recommend staying at Alex's property and asking for his local recommendations during your stay!

we had arranged with Alex that we would arrive about a half hour after getting our car rental sorted out which he said was fine. He said he would meet us at the complex and sent directions. However once we arrived he wasn’t at the gate to meet us and the security guard refused to let us drive into the complex to find him. We had no wifi and no cell service to let Alex know we were waiting. The security guard refused to call or message Alex to let him know that we were waiting. After 30-40 minutes he relented and let us drive in but kept our IDs as collateral. We ended up finding Alex waiting at the door to the house all along and he said he messaged to call him when we arrived. without cell service we had no way of doing that and we didn’t receive a message while waiting the 30-40 minutes. Once we got wifi I checked and there was no message saying to call him only that he would be waiting 30 minutes after our car rental was sorted out like we had agreed. wifi does not work in the room so we had to go to a shared living space to use it. The shared bathroom is not clear in the posting and does not say anywhere in the attached picture that it is a shared bathroom. The shared shower was not very clean. Lastly if renting a car security will open the gate for you when you arrive but you need to exit the car yourself to open the gate to leave. the host did not pass on any of that information. luckily I spoke Spanish otherwise we would not have any idea of what to do.

the location is in front of the ocean but you need to walk a fair distance to the security gate to exit the complex and walk across a road to get to the public beach. There is AC in the room which was great because of the humidity and heat in Cancún.

Excellent location, right in front of the beach and a few meters to the ferry. City center can be reached via bus in a few minutes. The room is cozy and clean. Breakfast was great as well. Alex is a great host who offers useful advice very patiently. He also provides great deals for tours. Wifi is famtastic too!

The location was fantastic. Alex was kind and accommodating. I had come Cancun for a bachelorette party but decided to stay a few extra days. Staying here was a breath of fresh air after the horrible overpriced resort food! The locals were friendly and the food was super affordable and fresh. I had a whole fried red snapper with all the fixings and two micheladas for $15 usd across the street from the property.

That the description did not clearly describe the room situation. There is a gate with an attendant to enter or leave the property and the host has to arrange for your entrance.

The first thing anyone staying here should know is that this is basically a homestay or an Airbnb renting out rooms. My main complaint is that this was not at all clear from the description and my husband and I probably would not have chosen to stay here if it was. That being said, it is close to the beach, which is right across the street and the host was nice. If you are looking for affordability close to the beach, this is a good choice. I just wish the description had been more honest.

the room was not safe, it was obtained by division of a larger room with a very thin wooden panel. the room had no lock, only a security chain. i felt very unsafe. in addition I had booked a room with sea view but the owner “ messed up” with my booking. he gave me a free breakfast as a compensation.
