Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

CanadaRats from the jungle literally chewed up US$105 - if the staff had told us we would not have had this happen to us - when we asked them about the rat problem they stated they had just had the place fumigated the prior day. The staff was aware - they should have had a metal box to keep passports and money in. A blanket and beach towels were given to us on request - given this is a beach accommodation it would have been reasonable to have had beach towels in the room - and given that we had to have the fans on due to the mosquitos - there should have been a warm blanket in the room - it was January and it gets very cold with the fan on. And if only there were maybe two slices of bread/toast ( there was one slice of toast cut in half) for breakfast and they could have told us that there was a choice between scrambled eggs and fried eggs and coffee/tea/hot chocolate (they did not have even normal black tea and the hot chocolate was Luke warm without any sugar. Well - it is called hot chocolate) and my husband has milk in his coffee - we had to ask for a little milk for his coffee every day and it took a long time to get that.
Good location, beautiful landscaping, comfortable beds and nice breakfast

Czech RepublicWe got bitten by insects every night, the room was dark, and we frequently heard noises from the water heater.
The place has a unique atmosphere. It is close to the beach (just across the road), and there is a private cenote (not for swimming) in the courtyard, right in front of the apartments. The rooms are surrounded by plants, giving you the feeling of being in the jungle, yet with a restaurant/coffee shop just a few steps from your bed. There are some board games and a variety of interesting books available to borrow for rainy days too :-). The staff is very friendly and easygoing, always available to help whenever needed.

United StatesMy bad that I signed for this at last minute without carefully reading the descriptions. These cabañas do not include AC and parking. It was hot and after several days of rain there were tons of mosquitoes. Needed get repellent, and it was less comfortable of an experience because of all of this.
The location of the hotel is good as it has a direct access to the public beach from where the shore can be readily enjoyed. This contrasted with the hotel I was before in the Tulum center. Breakfast was quite good.

United KingdomThe property didn’t have air con and the fan was broken so it was a very uncomfortable night. There were hardly any lights in the room so had to use my phone torch most the time. The door also had a big gap in the side and bottom which let bugs and mosquitos in, so we were bitten pretty badly
I liked that it was on the main road at the back of a restaurant so was a good location

CanadaThe entire area (location) is a busy little spot. Cute area but lots of cars, bikes, pedestrian traffic squished into small area.
It was cute, we only stayed one night as we were passing through. One night was good, it was a different type of stay which was fun.

CanadaThat our stay wasn't booked for as long as it could have been!!! We'll definitely be back again but for longer!!!
The accommodations were exactly the type we were looking for. Super accommodating staff were always happy and friendly and most spoke English well. The food and menu in the restaurant was diverse and prepared with skill and presentation!!! We would recommend this facility to anyone looking for good value with beach access in a rustic setting! Proprietor was on site every day and was always willing to share his knowledge and insights to make our experience the best!!

BelgiumRoom was very basic, could do with some refurbishing. The mosquito net over my bed had holes in them so was regularly bitten by mosquitos at night. The included breakfast was only “continental breakfast” which is a bit boring for 6 days, on the pics on booking.com it showed a lot of different options..
Good located near the beach and other bars/ restaurants etc. Not in the very busy parts of the beach area, which is good if you want to rest a bit. Staff was friendly.

United KingdomThe accommodation is very basic- not many places in the room for storage. Our suitcases/ bags just had to stay on the floor the whole time
Decent value for money - probably the best deal on accommodation in Tulum Beach. The included breakfast was good.

United KingdomIt’s a bit overpriced for what it is now. I would recommend this to a young traveller on a budget, I found the facilities a bit too basic, the cabanas are run down and the noise at night and early in the morning from the generator, staff and jungle noises really disturbed our sleep.
Second time staying here - first time was when I visited 7 years ago. Great location, just across from pretty much the only public access beach at this end Tulum. Good coffee and friendly staff.

GermanyThe staff was not really friendly or lets say I didn't feel very welcome. The place is okay to stay for a night when available for a reduced price, but thats it. The swamp in the garden attracts a lot of Mosquitos. There is a tiny public beach across the streets. But overall: it's Tulum. A place for rich kids, Insta-Fake-People, Pseudo Hippies and typical tourists. The original Mexican vibe. Gone! Sorry Tulum, but in my eyes you sold your soul for money and this is the result.
Not much.

CanadaWhilst aesthetically pleasing, whoever's idea it was to put a small stagnant water pond in the middle of courtyard and "jungle" did not think this through properly... It is a mosquito magnet and there is no time of day that you can hang out outside without being intensely bitten. I know the mosquitos are everywhere here but I think this is x10 here with the pond. Unfortunately this made us relocate after 3 days, and choosing not to extend our stay.
The staff and the rooms and the bar and restaurant was lovely and the place looks nice and rustic. Breakfast included was basic but good and the happy hour between 2-7 is awesome with 50% off drinks! Also location is amazing with beach about 20 seconds away and lots of little bars and restaurants and mini market close by.

GermanyThe wooden cabanas seem to be a bit run down; also the roof is partially open so animals might be able to get in
Great breakfast; nice staff; chill area with restaurants, cafes, shops and free beach access (what you do not have 20 mins walking south at the center of Tulum Beach, unless your hotel is at the beach or you pay for the expensive beach clubs)
