United KingdomThere were no light switches next to bed and would be sooo needed! Music from the beach bar next door was a bit too loud in the evening if you prefer a quieter spot but it was off by 10pm (off season).
What can be better than waking up to the ocean view? You step outside and you are right on the beach. Rooms are light and airy! Beds comfy! Staff from Panamera who helped with check in/out and all other requests are super friendly and helpful. I would come back to both of those places without thinking twice!

NetherlandsThe smell in front of the cabins is quite bad. It is possibly due to the sea weed on the beaches, which the hotel can do nothing about. Strangely though, the smell was worse in front of the cabins than on the beach itself. Origin: no clue. Even though this was the priciest hotel on our travels throughout Mexico, it was the only place where water had to be bought instead of a refill possibility. On arrival the receptionist mentioned we could get new bottles of water if we wanted, but when we asked later the receptionist told us we would have to pay for them and it would be cheaper to just go to the pharmacist for them. On Tulum Beach itself: it seems like it has had its best days. For every restaurant or hotel that is opened, you'll also find one closed. Same goes for shops. The restaurants that are open handle prices that exceed airport prices. This hotel has nothing to do with that specifically, but for those interested in going to Tulum should note.
The location on the beach was as advertised. The Tu'up Cabin was straight on the beach and on it were very comfortable sunbeds with very friendly and open staff. The staff was very helpful, front desk was accessible through whatsapp as well as in person. The pool was nice and big, also quite deep on the deep end, which I consider a plus.

United StatesWe drove a rental car and it was difficult to find the place since there's no signs. It looks like Tuup had been taken over by Hotel Panamera recently, so you check in at the hotel. Parking is valet - just pull over on the crazy busy road and hand off your keys (better for everyone this way). The thing I didn't like about our stay had nothing to do with the Tuup - its the road along the beach, which is crowded and dangerous - especially at night. It's VERY difficult to walk along the road to other restaurants and at night it's dark and there are things like open utility covers to look out for. Not a pleasant experience. It's also a long, slow drive along this road to get back to town if you want to eat out there. Another thing to be aware of is sargassum - we were there in February 2023 and the seaweed season started early. Mostly an inconvenience, not a deal-breaker.
We stayed in one of the beach bungalow type accommodations and the proximity to the beach is the reason we chose this. Tuup has other "city view" rooms, but they are across the road by the parking lot so I can only speak for the bungalows. The bungalow we stayed in was the 2nd floor up some steep-ish steps, but the view was worth the climb. The room was spacious and comfortable, the decor is minimal, and on the top floor units the ceiling is a vaulted thatched roof of palm fronds - nice. Nice bonus is you have access to facilities of hotel Panamera next door (they run Tuup) with its pool, restaurant and beach loungers with food and beverage service, which would run $50 U.S. a day per person for a day pass for outsiders. The Panamera's restaurant is decent, if a bit pricey by Mexican standards, a breakfast will be about $11 U.S. pp - about what you'd spend in a city in the U.S. But tasty, and beach view included. Staff overall was excellent.

United StatesI was staying in the top floor room named Sole which didn’t have any hangers or shower hooks whatsoever… like I had to hang my towel on a doorknob and all of my clothes like dresses and clothes were just layered on the table. Also, no TOILET PAPER HOLDER! I understand it’s a less expensive stay but come on, these are basic necessities. No safe to store your valuables. Also there was an unpleasant experience with the beach stuff once. The beach club was half empty every day so I would come and take a double bed fully for myself for 5 days. On day 6 the second I put my bag on the bed a staff member runs to me and says I can’t do that, placing a “reserved” sign on half of that bed, moving it away from me. Few hours later I could see that there were single people taking double beds and more than half of the club is still empty and only that half of my bed has a “reserved” sign. As you could already guess by the end of the day nobody ever came for that “reserved” half of the bed. This is obviously extremely rude and unprofessional, since I’ve been ordering food and leaving tips for the staff daily but they were greedy enough for a beach bed in an empty beach club :) train your staff better.
Excellent location in a quieter area of Tulum. The ability to use all of the hotel Panamera’s facilities such as beach beds, pool and movie nights was really a game changer, otherwise I wouldn’t stay. Pretty clean. Unlike other hotels you can run the AC the whole day.

SwitzerlandLoud, noise from beach and rooftop bars, all day and all night long, especially on weekends. We couldn’t sleep without earplugs. You can hear a generator and sometimes smell exhaust gases. All in all, the Tulum vibe wasn’t for us.
Shabby-chic bungalows right on the beach, beautiful views. As Tuup guests, we were able to use all facilities of the Hotel Panamera (pool, beach club, yoga…). The food at the restaurant was good (very pricy, but that’s Tulum).

This is my favourite hotel in Tulum. I came back after 2 years. It's perfectly located. Next to panamera hotel where you have free access to the beach club, great resteaurant with excellent crew and swimming pool. Panamera offers a lof ot activities. It's a perfect spot if you want to party also - best places are walking distance or short taxi drive from Tuup. But neigbourhood is quiet, so you have peace to relax with no disturbunce. It's not so obvious in Tulum in this area.

United StatesThe property doesnt have many chairs at the beach. Kind of have to lock up a chair early. Additionally, if you are in a top floor unit, please note, there is a straw ceiling that is dirty. We saw multiple mice/rodents running around in the straw. Kind of gross but I guess its mexico.
The property is in a great location on the beach a little bit away from the club area. Its not too bad of a walk. I liked how private it felt, as well as the kind staff. Parking was easy too.

Perfect if you want to stay far from the parties and beach clubs, it's calmer, simpler with good decoration and nice staff. Getting the ocean view room was definitely important for the entire experience. But if you want more of a fancy experience, music, service, or you can spend the day at the beach club on the side, that is part of the accommodations structure, or move to another location. It was low season, so perfect for what we want.
