Can‘t tell because everything was perfect.

Everything! Everything was clean, new, modern and comfortable. The host was just nice and so helpful. The breakfast was just fine and in the apartment was everything you need for a longer stay. 12 from 10 stars! I just can recommend this place. :)

Nothing, only that we have to leave after 2 nights, we would like to stay longer.

New appartment, very nicely decorated with all equipment you need even for a week or longer stay, living room and extra bedroom is bonus. Appartment is separated from owners part, she lives next door and cooked for us very nice breakfast every morning. Dishwasher, washing machine, nice free coffee, tea, chocolate, milk all was there. Very good wifi and Netflix available too. Small patio where you can sit on the fresh air.

Incredible location. Beautiful accommodation. The host Jan is wonderful and has great knowledge of Rotorua. Breakfast was the highlight of every morning.

Centrally located to everything in Rotorua. Jan was so helpful and polite. Breakfast was outstanding and accommodation the same. Plenty of room to relax with all modern furnishings. would highly recommend stay here for both location, cost and comfort. Thanks Jan. See you on our next trip to Rotorua.

The room was very modern and clean, you can tell the host cares about the property and puts in a lot of effort maintaining it. Very happy with how kind the host was and even gave us the option for a cooked breakfast. There was plenty of parking space for a car and a spacious room/unit. Would highly recommend to others.

Being a little separated from the commercial district meant that you needed a car to go out to restaurants, but it also meant that it was a quiet location and great for sleeping.

Jan was the perfect host, providing helpful information about walks, activities and restaurants in Rotorua. She was eager to receive feedback about the accommodation as well as her recommendations to pass onto future guests. She was friendly but also very conscious of our privacy.

Only thing I could mention but not necessarily a negative is no soap supplied in shower. Was not a problem for us as we had ample.

A cooked breakfast for two both mornings was magical considering we were only expecting continental. Room fully renovated with everything thing we needed. Super friendly owner and great location !! Received a little chocolate welcoming gift and bottled water was a nice gift. Highly recommend!!

Nothing! Everything was comfortable and suited our needs perfectly.

Can't believe we stumbled across this B&B so last minute with everything else booked up! Jan was so accommodating - made us feel very welcomed and comfortable. Communication was efficient and simple. Her lovely cooked breakfast each morning was amazing and a well appreciated bonus.

The place is a one bedroom unit, with separate bedroom, bathroom, and open plan kitchen, dining and lounge. Off street parking in front of unit. The lovely host provided a fully cooked breakfast which was exceptional. It is about 1km from the CBD. We were told the place was new and we were the forth folk to stay. Totally recommend.

I stayed at Jan's B&B for four nights while my my wife had a hip replacement at a near by hospital. My wife stayed the first night and we really loved the unit and location. I had one cooked breakfast by Jan and it was spot on. I highly recommend Jan,s B&B.

Couldnt stay longer!!

Jan was a lovely host, she was cheerful and charming but not intrusive, was very flexible with our changing breakfast times, cooked my eggs and bacon perfectly!! The unit was clean, modern and well furnished, bed was comfortable and sheets soft. Shower was good and hot with plenty of water. There is off street parking thats covered by her security camera so we rested easy knowing our rental was safe. The location is perfect, 5 minute drive from CBD, Polynesian spa and food courts. If your looking for a good nest for a weekend away then I highly recommend Jan's BnB!!! Absolutely loved our long over due weekend away and Jan's spot absolutely made it!!! 10 stars!!!!!!

Great location, with off street parking. A private and self contained unit, which includes all the modern comforts and a courtyard. Jan is a wonderful host who ensures you have the finest stay. Thoroughly enjoyed my time here. I totally recommend this.
