Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

FranceOur stay with Nee and Aoy was a fantastic experience and one of my best memories of traveling around the world. This place is a little paradise so beautiful and peaceful. Nee - the owner - is cooking breakfast and dinner herself and it was super super good. The bed and sheets were super comfortable. The WiFi also really good and I could make an important video call without any issues. And last but not least, Nee and Aoy are super nice and friendly, and just fantastic human beings. I wish we could stay longer there and I’m looking forward to go back ❤️

FranceBest place. Just stunning and the host did it all by himself, so impressive. His wife is a great chef and they are both so welcoming. The bungalows are really cute and clean. The garden is breath taking! Best place to enjoy the surrounding of Chiang Rai not being in the city.

New ZealandEverything!! It’s a very relaxing, quiet, natural environment with lovely hosts and great food cooked by the owner. It is in a rural area 30mins from Chiang Rai, so if you like nature, want to get out of tourist central and dont mind the quirky nature of a beautiful bespoke hut this is for you! Water buffalo, egrets, rabbits, cats, roosters, rice paddies and catfish surround you. We love nature so we loved the relaxing authentic vibe this place provides.

ThailandThe farm is very spectacular, with a pond made by the owner, and some animals hanging around. We spent a week there, and us and the kids were really happy with the surrounding. But regardless of the place itself, the reason to come is the lovely Nee and Oi who run the place. They are very generous, gentle and loving people. We are grateful for the opportunity to meet them, cook together and share traditions, discuss Budhism, feed the fish, laugh... Thank you!

SpainThe best accommodation I have ever stayed at in Thailand. I don't know where to start because it was exactly what I was looking for. The location is 20km from the centre but close to the waterfalls, Shinga Park and more. The owners, the animals and the temples they built themselves were truly fascinating. It seemed cheap to me for everything the farm offers. A 10 in everything... what an amazing place. The owner is always helpful and makes the comfort spectacular. I recommend a minimum of 4 days to recharge your batteries for the trip. Kop Kun Kha!

FranceStaying with Nee & Oil is like staying with family. They make you feel so welcome. The domain is a peaceful Sanctuary of wildlife and Buddhist symbols that will make you want to stay there all day. The rooms have Comfy beds, Hot water and stone decorated bathroom floors. Nee is an excellent baker and chef, she will take care of you like a relative, freshly baked homemade cakes and bread for breakfast. Freshly bought market produce for dinner. This Home Stay is more than an accommodation, it’s a whole experience. Thank you Nee & Oil.

New ZealandI can’t wait to return to Baan Suan Jantra. From the moment we arrive, we felt the peace and serenity of a place that the owners have put a lot of love and passion into. We loved meeting the ducks, fish and rabbits, and eating a delicious dinner and breakfast. Absolutely do not miss this spot if you’re in Chiang Rai, it is a one in a million spot.

The room was fantastic. I chose to have Dinner every evening and the host is a great cook. She also baked endlessly everyday and there was always a fresh supply of baked goodies to feast on. Amazing to have a choice of natural colder shower or heated shower. I will definitely come back. Thank you so much!

AustraliaI hate the idea that some people will expect this place to be the Hilton and write a review according to their first-world selfishness. This place is special, for people who 'get it'. If you want the Holiday Inn, stay there and leave this one-off experience alone. Nee and Oy don't need you; hell, the world doesn't need you.
The tropical jungle location, the wood and bamboo hut made our stay feel like it could have been anytime in the last 100 years. No pool, not tv and no aircon made for a very authentic experience. It isn't for everyone, but we loved it. The attention from Nee and Oy was wonderful, the food was just terrific and the experience was unforgettable. The sounds of the jungle at night and the rain on the roof were my idea of bliss. Think: 'one-level-up from camping with a private dining room and superb chef'
