The rooms are depressing and awful, especially for the price you pay. The bathroom is equally awful and you can hear everything from other apartments. They also will try and charge you 400baht per night just for aircon which is outrageous The main woman at reception is quite rude To walk to the property you have to cross a lot of open sewage and the smell is horrendous.

The location was not too far from the bars and restaurants, and pretty on the outside

There was no aircon so the room was unbearably hot with no airflow. Rock hard pillows, lumpy stained bed & sheets - awful, very uncomfortable nights sleep. The shower was broken & no hot water so had to have freezing cold showers. The property is just generally run down and staff seem uninterested to help. Would not recommend, definitely not worth the money!

The room does not see the sun and smells of damp. When you open the windows, it smells of sewage. The floor it's on smells like sewage. The area where it is located smells of sewage. cleaning is very bad👎 rooms are not cleaned. If you want toilet paper you have to put up with a disgruntled face. sockets are not working properly. Worst experience in Thailand.

We really liked the location, close to the beach but far from the noises, nice view at the balcony. The check in was ok, toilet clean, A/C, TV, they offer day trips at the reception and close to a view point of Phi Phi.

Before making my booking, I had read many NEGATIVE reviews about the STAFF. My own experience was the same: the staff at reception, including the manager were rude, unprofessional, lazy and totally unhelpful. I have travelled all over Thailand & Asia & the reception and management staff here were the worst I have ever encountered. It must be a horrible place to work in. (However, the cleaning staff & others were so friendly & hospitable). Shower didn't work properly & wasn't fixed after numerous requests. No air con.

Good value for money, central location, strong WiFi connection, clean & moderate facilities which was reflected in the pricing.

Dirty sheets, brown from sweat. Dirty bathroom. A lot of noise from super early cleaning on the upper floor, around 6am. When I commented at the cleaner he just says “I don’t know” and the noise and moving of furniture continues. Unhelpful staff. They say “It’s Oook” when I showed them the sheets.

Last minute price. Location is in the quieter zone of Phi Phi center and near to the viewpoint.

The bathroom is actually a wet room which is common in many Asian countries but this was not told to us during the booking process. Because the room backs up on to the side of a cliff, half of the wet room is taken up by a huge boulder, meaning that the shower head is almost directly over the toilet. The room is very small but sufficient, however the only window in the room is internal and leads out into a communal area, meaning that it is very noisy at times and smells from the kitchen will come into the room in the morning if it is left open. Also the pillows are rock hard, I had to use a towel as a pillow instead as this was more comfortable. The room is also not particularly cheap in comparison to other places in Thailand such as Phuket and Bangkok, I suppose this is the price you pay for being on a small island at a busy time of year. The room is fine if you plan on spending all of your time outside of it like we were. I just wish that we could've seen a photo of the cheapest rooms before we arrived, rather than the spacious and light rooms shown in the photos.

The hotel is very close to the stairway to the viewpoints and check in was easy

Balcony screen door not working properly and a lot of mosquitos so had to keep door closed. This room, like some of them, do not have a closed off balcony. So a random person walked to my balcony door and knocked in the middle of the night, thinking it was his room!! He walked away when realising he was wrong.

Ever since I realised it's way too loud (and unnecessary) to stay right at the beach, I found this guesthouse and it's been where I always stay on Koh Phi Phi. Comfortable, good A/C AND fan, balcony, big fridge, convenient tables with mirror to get ready, huge bed, bedside table. Perfect location 4 mins walk from the action, no noise. Now a 7 Eleven 2 mins away. But my room size has really varied, despite booking the same type of room: sometimes the bed almost fills the room. It also hasn't mattered if I book Standard or Deluxe. This time, I booked the Standard room and had a HUGE room for the same price with all the same amenities. Lots more windows due to the size. Next time I will request the room number (won't post it here or you'll all book it!!).

No Air Condition in the rooms. only one little fan that didn’t do much except for being very noisy. No hot water in the shower and the beds were not comfortable at all. Also one night the staff told us that we haven’t paid for our rooms and demanded us to pay one more time. Ofc we didn’t want to do that so we had to show them all of our papers and transactions.

It was a nice location but thats also the only good thing about this place.

it was quite area, but not too close to beach. i was okay with that but if you want to go right straight to beach for swim it’s bit far. reception lady I’d say not so kind. sorry I didn’t have any problem to stay and lady just I normally thai people are always very kind, she may had bad day I don’t know anyway I didn’t feel kind of her so I was avoiding reception or ask to other staff.
