Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

IndiaAccess to hotel was too steep (lots of stairs) plus to reach to the hotel one need to hire boat unless it is for check in/out at specific times. Room has great view. Although electric sockets were outdated and bathroom should have had door instead of curtain. limited options for lunch n dinner and bit pricey.
View from the room was great and bed was comfortable. hotel Staff were nice.

United StatesClimbing the stairs was a bit harsh but worth it for the view! We were charged for the 4 hours tour which we did four hours and even a bit more but did not get to see all the destinations. Which really was bummer for us. I would just book your own tour and not go through the hotel on this part. It is probably because we stayed longer at Maya but we didnt really receive directions on how long to stay in each stop. We were in Maya for an hour and missed monkey beach. Also, since the hotel has so many stairs, they should have a full time restaurant and bar so that guests dont have to leave the hotel to have a good experience. I hope the decor of the rooms improves as well because this hotel really has potential and I really do wish all the success to them.
The view is incredible it really never got old! I just found myself gazing at the view constantly. I loved that they have sweet kitties in the property and the staff is very kind and helpful! The breakfast was also very nice and very complete! I do recommend this hotel if you can phisically climb all the stairs! The view is beyond amazing!

United StatesHIP has a high commanding view of the sea and islands. you must opt for a sea view unit. It is necessary to walk up to get to that height. the staircase is wide and newly installed. But, if you are afraid of walking up to get the view, then you can opt for a sea level accommodation elsewhere.
Magnificent view. Friendly staff. nice à la Carte breakfast.

United Kingdom**Disappointing Stay – Wouldn’t Recommend** My experience at this property was underwhelming, to say the least. The resort's inhospitable nature was evident from the start, with unnecessary rule stickers plastered everywhere, creating an unwelcoming atmosphere. Its location is inconvenient, requiring numerous steep steps to reach, making it poorly accessible, especially since boats don’t always drop you directly at the resort. The trips booked through them were a disaster, and the lady staff responsible for trip bookings was outright rude—she should avoid customer interaction altogether. The rooms were extremely basic and overpriced, with too many mosquitoes and bizarre restrictions like not lowering the AC below 22°C. Breakfast was subpar, and they even enforce an odd 30 minutes early checkout policy to inspect rooms—a strange and unnecessary practice. On a positive note, the luggage-carrying staff were kind and helpful, but unfortunately, their efforts couldn’t redeem the overall experience. If you’re looking for comfort or value for money, I’d suggest staying elsewhere.
Not much but i have mentioned couple of things below in ‘What didn’t you like’

United KingdomI have stayed here twice now due to the location, the stunning views and being so peaceful. I find Tonsai Pier a little too busy, so to stay here just a 5 minute Longboat journey away is bliss! The staff are great, friendly and very helpful. The breakfast / fresh fruit provided are also a delight, I also enjoyed several meals in the evening at the restaurant that were delicious! The beaches are not busy either, it is paradise! Being surrounded by the beautiful birds singing also added to the joy.

But worth the views . Great organisations for transfers from Port to the hotel. ( it’s chaos). Sunsets are magical. I was up early one morning and I viewed a moonset. 😍 Thank you hip seaview a beautiful stay.

United KingdomThe steps up to the property are not for the faint hearted. There are 157 of them. The boat taxi is great during the day but you take your life in your hands at night! We had to ask repeatedly to have our room properly cleaned. We mainly just wanted the toilet tissue bin emptying (very long list of potential fines in room includes don’t put tissue in toilet) - which is fine but the bin needs to be emptied daily - especially as so hot. And the bin was very tiny. It was not emptied daily during our 4 night stay despite several requests it was only emptied once.
The staff were, in the main, really nice. The view was amazing. The bed was really comfortable. The breakfast was basic but nice. Powered lift to take your luggage up to the hotel.

CanadaWe didn't stay with this hotel. The reason is that while I was in Thailand, I found out that the hotel had false information about its accessibility in its booking.com profile. The screenshots in the attachment were taken on January 9th, 2025. The information only talks about how to reach Phi Phi island by ferry from Pukhet or other locations, that there is a stair case of 50 m, but there is no information regarding how to access the resort within Phi Phi island. This hotel is only accessible through long tail boats which are, weather dependent, extremely dangerous, difficult to bring luggage. Alternatively, there is a hiking trail of approximately 45-50 min which makes it impossible to bring luggage due to the conditions of the trail (there are ropes to pull you up the hills). Upon many complains to booking, the hotel refuses to even give a one night reimbursement. Total scam. Avoid please!
Nothing. I didn't stay. Needed to cancel before arriving

United KingdomWe liked it all. Some people may not like walking up all the stairs and that the rooms are simple. But has everything you need and is incredible value.
Incredible views, friendly helpful staff, access to long beach, complimentary arrival and departure long tail. Wish we’d booked to stay longer. Away from the hustle and bustle of central phi phi.

Hong KongThe stairs up and down are extremely annoying, the cabins were not great and lacked any kind of soul. Design is metallic / concrete in the middle of whatever nature is there. Limited assistance for transportation to/from main part of island.

SingaporeInternet was pretty good , bed was great We stayed in a new build bungalow The finishing is terrible in the bathroom nothing is fixed properly The roof leaf cover is unfinished A far cry compared to the older bungalows Housekeeping did not
The breakfast was so so, very little choice Coffee and tea were terrible Location of the hotel is great , beautiful view, but to get there is painful The stairs are exhausting We stayed 5 nights which is far too much As there are no facilities at the hotel, you have to go down the stairs for food at Tonsai town or the perfectly good hotel next door. Most long boat captains are lazy to take you to the stairs drop off , and will drop you a distance away.

United KingdomSaw lots of warnings beforehand about the steps, they are not bad at all. Fine if you’re averagely fit, if you struggle with steps might be an issue. Only thing we can complain about is a few more mosquito bites here than other places but no fault of the property. Bring good bug spray!
Great room, even better view and very very friendly staff. Good breakfast each day and staff helped us to book a private longboat tour (6 hours for 3300 baht) which was cheaper than the vendors in the centre of town. Free long boat taxi to & from the pier (10 minutes) and easy enough to get a taxi boat when going into the centre other times. Long beach is by far the best beach in Phi Phi!!
