Furniture are a little bit run down, especially the bathroom. No dark curtains, so room gets too light too early. Too many mosquitos everywhere, even in the rooms. Fridge is too loud. No proper coffee, only Nescafé.

Size of the rooms is great, plenty of space. Our room was clean, and was cleaned every day. Comfortable beds. Relatively quiet surroundings, yet close to the city center of Chiang Mai. Staff is very helpful, eg. started breakfast earlier several times, so we could go on excursions. Great breakfast with several choices. Rocky, the guide helped us book several excursions or only car&driver - all excellent services!

We already read about it in the reviews, but unfortunately the comments about hygiene are right. We stayed here two times during our trip, both rooms were not clean. Mosquitos (dead and alive) all over the place, sticky floors, and one room had openings in the wall and a door that couldn’t shut, which makes it too easy for insects to get in. The bed was clean and comfy though! We were okay with it (we’ve seen worse other places in Asia), but for Thailand this was below what we’ve seen up to now.

The staff is superfriendly, and the whole place has a nice laidback vibe to it. Also, the location is great! A 10m walk to the centre of Chiang Mai. Great spot! We got some good advise on what to do on certain days, which was really helpful. Great breakfast as well.

The room does not have any place for clothes except hanging rack. Room very tired, dirty plug hole in sink and no plug. Shower at funny angle (over my head). The fridge top stained. Rooms not always cleaned as staff very busy. There is a dusty area for hanging clothes as you're not allowed on your balcony (1000 baht fine).

Quiet area. As we stayed for a few weeks Derek gave us room in Nipha 2 with big balcony which was essential to making our stay more comfortable. There is not much in the evenings in this area and 10- 15 walk to Chiang moi Gate ( Old city wall). Tuk tuk drives had difficulty finding it.

The room is quite worn out, there’s no proper light. You can’t open the window in the room and the only source of the fresh air at night is the window in the bathroom. But it’s not a window actually, just some holes in the wall which allow mosquitoes to get in. The floor is covered with tiles so it’s very cold in the evening and mornings. But the property doesn’t provide slippers. They also gave us only big bath towels and no towels for hands or face. Not the most comfortable stay in our life but also not the worst one.

The territory is very cinematic, green and cosy. There are a lot of little cute embellishments and the whole place looks great in the evening! The location is good as well! It’s a quiet neighbourhood, no noisy bars or cafes around. You can easily reach the busy area of The southern gates in 10 minutes and it’s around 15-20 minutes to Tha Phae gates of the Old city. Nice cozy hotel in the suburbs. Room was basic but large and clean. Bed was comfortable. Great value for money and owners was really nice

The bathroom was a bit oldfashioned and there was some mouse poop in the shower.

We really liked the owner, very friendly en helpful. The location is very good, just a 5 min walk from the busy streets and very quiet. We had the best sleep!

There were gaps in the windows and doors so we had some mosquitoes inside. Furniture was old. Internet was not too fast. Breakfast was simple just tea, toasts with eggs and some fruits. I would expect also some fresh bread and juice.

Receptionist was really friendly and talkative. He recommended us many places around the city. It was really helpful.

The location was a bit far away, 20 min walk to the town center. Shower curtain could be nice to add since after showering everything was wet.

Nice and helpful staff, you could just send any question with whatsapp and they answered right away!Cheap price, very comfy bed, ac and fridge in the room, nice to have some fresh fruits and omelette in the breakfast. Quiet place and no noises around. Overall had really good stay!

oldscool homestay - hotel close to chiang may's center. nice, simple and cosy. the rooms are a bit run down, but everything works like it should, staff is very helpful and friendly. the hotel is in quiet residential area, you find everything you need in 10 min walking distance.

Air conditioning not working but nights were cool so didn't affect us too much. Poor lightning to rooms, not really bright enough to read by . Parking only on public road.

Very nice location - 10 minutes walking to the old town, super quite and still some shops and restaurants nearby. We got an upgrade and stayed in 2 different rooms - especially the deluxe room with balcony on second floor is nice :) great hosts, super friendly and helpful with some advice for us. we could also store our luggage at the reception :)
