CanadaIt was perfect for such a hotel.
The room was clean, comfortable, cool and quiet so we got a good night's sleep. They provided a nice western or Thai breakfast in the hotel's coffee shop. The best part was the owner who helped us find our way around and insisted on driving us to the bus station without any expectation of payment. Very hospitable! All this only 2-1/2 months after a devastating flood ripped through Mae Sai and much of northern Thailand. The hotel lobby was under four feet of water and their success in getting things back in business is astonishing. I've attached a photo of a new mural the owner commissioned for the front of his hotel. Definitely recommend the Orasa if you're in Mae Sai.

ThailandThe sound insulation is too poor. I recommend the owner to strengthen the sound insulation of the hotel.
We stayed on the second floor on the first night. Downstairs is their own hotel bar, which is very noisy. Especially if you have children, you can't sleep well, so it is not recommended for people with children to live on the lower floors. But the location of the hotel is good, not far from the attractions, and the staff service is very good.

This hotel is located in a very nice area closed to convenient stores like 7-Eleven, street food, and tourist attractions areas within 30-50 mile of northern part of Thailand.

AustraliaDuring check in when we paid key deposit (500baht each), they didn’t give us a receipt even when we asked for it, claiming it’s as simple as us handing them back the keycards and they’ll give us back the money. When we checked out however, they said we didn’t pay them that deposit money and refused to give us back 1000baht. What happened was they gave the keycards to me, and my mother paid the deposit after. I can see that there was a potential for discrepancy, but the fact stands that the hotel is OBLIGED to give you a receipt for deposit EVERY TIME. So make sure you ask for it. I was already prepared to tell them to go check security camera if they insisted on denying that we paid. After taking 20 minutes checking (what exactly they did not specify) they finally gave us back our money. But the whole experience already left a bad taste. Please improve and issue proper deposit receipts. It was quite a decent stay up until check out. Also, the plastic shower curtains in both our rooms were slimy everywhere and mouldy and were seemingly added as an after thought to a rather small unit of shower. The rooms themselves were pretty good, but the shower was a let down. Parking in front of the hotel was possible for 2 cars at most albeit kinda hectic due to the nature of the traffic. Otherwise you’d have to park real far in the back alley where you can call the hotel’s mini golf cart to come pick you up which is a bit of a hassle.
Breakfast included with a number of menu options to choose from, they were all delicious. The location was the best thing about it. Right opposite markets and temple with things a third of the price you find in bangkok. Also a mere 100m something away from the Myanmar border so you can explore different experiences. The food stalls right on the street at night were AMAZING.

It was a bit too long to check out as we requested for the full receipt since we booked the hotel but we end up wait about 10 minutes when we ask for it. It is not the end of the world and not a big deal at all but there is always the room for improvement. Keep up the good work!:)
The hotel is very clean and looks new. It is in the prime location next to the Lotus's and 7-11 is nearby so don't worry about the food. Breakfast as Orasa meal is excellent, the rice is very soft and delicious perfect with deep fried fish that filled with many herbs inside. The chilli paste and pork crackling is wonderful!. Regarding the tiny space, they are doing great on how they put everything in place.

JapanAlmost all the rooms have no windows. The parking lot is a bit far from the hotel, a few hundred meters away, but they will take you using an electric cart (sometimes they will offer you to park your car in front of the hotel).
Good location near Lotus's go fresh (same building), 7-11, the Maesai border, and the market. The selection of (pre-order) breakfast is good (northern Thai dish is a must-try especially if you like spicy foods). Helpful staff. They accept credit cards (except a 500THB cash deposit for a key card upon check-in).
