Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

AustriaRoom is outdated, bed is so hard that we couldn’t sleep for two nights, bathroom is disgusting, plastic on the floor, floor is peeling, it smells like sewage. Rust and random holes in the wall in the bathroom especifically. Corrosion on everything. Bedsheets were not clean and also generally the bedcover was not closed around the sheet, so you could see how old that one was. Safe does not work. Pool looks like a swamp, could not swim in it on the day of arrival cause they were cleaning. All in all, horrible experience, either pay more for a better hotel or just don’t come to Koh Phi Phi at all. We did not like it, in theory a beautiful place but overcrowded and you’d be fine doing a day trip. The only worthwhile experience was our boat day trip ( that btw we did not organise with the hotel cause of their incompetence and terrible English skills). Worst hotel we stayed at in Thailand. Not worth the money at all. Avoid at all costs. Also now to the actual beach in front of the hotel: in theory turquoise waters and pretty sand, but with all the boats it’s not peaceful at all and the sunbeds are not very attractive. Better to go to the other hotels for that purpose. Also avoid the beach at midday, cause apparently that’s the time of rubbish disposal, where they stink up the beach. Also location wise I’d say it still is on the better side since you’re not as close to the main pier and all the loud noise, however, you need to be aware that you can’t get anywhere without a private boat.
Breakfast was okay. Beach is in theory beautiful, but overcrowded during the day, nice in the early morning. Location is away from the main pier.

Costa RicaPool was green and could not see the bottom, then it was closed. You could hear people breath in the next room, sounded like they were in your room if they spoke/cough/sneeze/TV… tracktors constantly passing on the small beach. AC blows directly on bed. No views from rooms. Restaurant food was bad, low quality, over priced.
The staff were very sweet!

IndiaThere were vehicles moving around on the beach for transfer of goods for other resorts. This was ruining the feel of the place and also ruining the beaches.
Very big spacious rooms with huge washrooms. The property had good facilities and was right on the beach. Breakfast had good options. Staff was helpful and assisted us with whatever we needed. Overall the beach was nice and less crowded.

Czech RepublicGarden view is more like neighborhood view - no privacy. And we've booked a boat trip around islands and we're told that we can go to anywhere we want. But then the captain told us, that almost every place is impossible to go because of the weather, traffic, tide etc. I would like to know this information before I pay for the trip not while in the middle of ocean.

IndiaThe sheer hospitality. We were quite surprised when they provided with a birthday cake for my brother on his birthdate when we were sitting at one of their restaurants. I also like how this property is away from the hustle and bustle of Ton Sai. Also the rates for excursions were either at market rate or discounted.

BelgiumSadly, there is no more to say. The location is terrible and isolated, with no affordable alternatives to go to the island centre. Bar and restaurant is super overpriced.
The resort is large with a variety of rooms. Our room was huge. The pool area is super clean, and the beschfront is spacious. Bar is well equipped with a nice choice of drinks and cocktails.

SpainThat every day at 12 hoards of “tourists” turn up on boat trips - some days the music then gets pumped up loud and others just dozens of people milling around and the resort gets very busy - tourists do not read the signs to say not to use the hotel facilities pool, sun beds etc so very noisy for those few hours every day - so your tranquility is spoiled - but once they leave it is back to paradise bliss
The breakfast was very good - lots of choice for all tastes - brilliant coffee machine, fresh eggs cooked the way you wish - breads waffles curries everything you could think of - lovely friendly staff in breakfast too - you could have a table in the sand if you liked or in the breakfast hall - staff plate outstanding so friendly so welcoming so happy - they organised a boat trip for us and shuttles to the busier tonsai pier - we ate at the Restuarant every evening again the staff were so attentive and friendly - the food is amazing! A must try massan curry - the best we have had in Thailand so far - lovely to sit and watch the ocean

ThailandBeds awful like sleeping on a rock extremely uncomfortable, old red towels in a room, small pool. Check out time at 11:00 am 3,5 hours waiting for a boat which was also late. Don’t show enough information about boat schedule after you book rooms and how to get to the property. We end up loosing 1 night paying for two rooms, because there were no boats after 4:00 pm from Krabi or from Phuket. End up booking another hotel for that night. WiFi terrible was keep disconnecting. Very dangerous and unsafe stair case to the Mountain View rooms. When you arrive by boat from the back of the hotel very unsafe moving water stairs. Shower doors were not closing properly, was hard to take showers. Tea kettles looked very old.
Liked large rooms, large king size bed, breakfast was good and a nice variety but not enough variety of fruits which I was expecting in Thai island. Thai Massage was very good.

IsraelThere was no hot water in the shower, It was really far away from center and need to pay 300 baht per person which was expensive to go to the center everyday. The sheets bed were dirty and no one cleaned our room even when the cake that the hotel provided was on the table- it stayed there after the room cleaning. Long story short- not recommending this hotel.

LithuaniaThe resort is very remote. Resort is old and outdated, looks cheap and not well cared of. The Staff didn’t looked that they enjoying working there, ware afraid to talk and very little understanding of English. Beaches are almost not used because of trash from the sea and local tractors are running constantly with guests as the beach is the road for the location. Mosquitos will be your nightmare and this resort has a water pound where frogs will not let you sleep all night. Adding tho this most annoying thing was the bed! It’s extra hard and basically its rock, not overreacting, had back pain every day.
Nothing, not recommending

AustraliaThis location isn’t Phi Phi island. You need to go to Phi Phi and then get a wooden boat for 20 minutes to get to this hotel and once you get there you’re stuck. It has nothing around, no grocery store, outdated rooms and bathrooms. It’s only good if you want to be completely isolated.

United KingdomOn our arrival , the hotel was dated and the staff were immediately difficult. When paying for the room , their card machine failed halfway through the transaction; causing the hotel to demand I pay again. To explain this fully, I have later been advised that the card machine was faulty - and that it was the hotels fault and not mine . This however , was not portrayed at the time , where I got blamed and berated for not paying - Infront of numerous other guests and staff. I advised the money had been taken from my account , to which point the staff took my phone - and photos of my online bank . I protested this with no success. This was just the start of it , this happened again on two occasions where they demanded I paid - and when I did , yet another transaction was completed on my side but their machine conveniently broke again. I was shocked to see they kept using the same machine - despite being told it wasn’t functioning - and they kept blaming me - the user - causing both embarrassment and frustration. To make matters worse again, I emailed management who said a phrase similar to ‘ sorry , we hope you will stay again’ This is the first hotel I have ever thought of walking out of mid stay. The management in this hotel are both rude and useless , along with the accounting staff at the front desk . I am still waiting on a response from the management ….. and as such I wouldn’t advise anyone to stay at this location .
The property was in a peaceful and quiet location , however , quite some distance from Phi Phi town .
