The location of the place is very near to Chiang Rai town, you may go to have dinner by walking, a short walking distance to/from bus station.

Cons: The bed mattress was quite hard, which may not suit everyone's comfort preferences.

Pros: Great location: just a 5-minute walk to the Bus Terminal and a 20-minute drive to major attractions like Wat Rong Khun (White Temple), Wat Rong Suea Ten (Blue Temple), and the Black House Museum. Must-check-out spot: Lolita Cafe and Cat cafe nearby Super friendly and welcoming staff, enhancing the overall experience. Perfect for cat lovers, as the hotel has welcoming furry friends. Overall, a lovely stay with a fantastic atmosphere and convenient access to key attractions!

Lovely, clean, modern hotel with cat theme. Lovely cats in reception (but not allowed in rooms or other areas). Breakfast room with coffee and snacks, and Netflix!! Well located near to bus station, night food market, and Books Restaurant. Also recommend Mai and Trip Corner for excursions.

This was a last minute booking, I didn’t have time to read the reviews, for the money I was expecting less, but what a surprise, the room was very clean, nice bathroom, and cute cat decoration everywhere that makes you feel like home. The owner was very friendly and helpful answering questions about the city. I really enjoyed my stay!

For two days in a row, they have forgotten to lock the windows after cleaning my room. The first time, the window was unlocked and partially opened. The second time, the window was closed but unlocked. While the guesthouse is located in a relatively safe area, it would help for the staff to be more aware of these small yet important details.

The guesthouse is located in a quiet alley, away from the busy streets. The staff is very friendly and helpful. The room is clean and spacious. There are lots of restaurants and cafes within walking distance. Night bazaar is only a 5-minute walk. Then of course, the cats are adorable.

Situated within the city centre of Chiang Mai, it is such a hidden gem (like this town). Just a stone’s throw from the bus terminal 1 and some lovely local restaurants. Extremely clean and tidy with stylish designs. On top of all these, the most beautiful part is the accompany of the cutest kitties (9 of them!) and their warmest owners. Highly recommended!

The shower was not hot enough for our taste. The wall are very thin although people nearby were quiet.

Efficient air conditioning and at the perfect spot in the room. The bed was comfy enough and the bathroom was pretty good. Good location in the city with many restaurant nearby.

Would recommend ear plugs if staying on the ground floor if you're a light sleeper...the rooms are not overly soundproof.

Sleepy House was in a great location and had lovely, clean rooms. There was a shared breakfast room with tea, coffee, toast, cereal and biscuits available to guests...this was a nice touch. We enjoyed watching the cats play and nap...it was clear to see they were well cared for. Netflix in the rooms was an added bonus. Would definitely stay at Sleepy House if ever in Chiang Rai again.

Absolutely everything was great - awesome & quiet location, nice, cozy & clear room, attentive and helpful staff... A place where every single detail - even if just decorative - counts. Great value for money, definitely!
