The hotel is quite old looking, it seems that some things in the room need changing or updating. The bathroom had old mildew in the tub, and the faucet was constantly dripping water. The TV welcome screen promised a Netflix connection, but the TV was unresponsive, and we could not access any of the features. Dinner at 305 Kitchen had multiple options and nice cocktails; the breakfast, however, was very disappointing. My husband and I are both vegan, and we are aware that not every place has vegan options. At breakfast, we were given a menu list with plenty of breakfast options, and we actually found something that suited us if we just removed the egg. Upon request, however, we found out that the menu was quite useless since the kitchen was only making one of the breakfast options, and we could not make any substitutions. What is the point of giving us a whole menu then? The staff in the morning was a bit rude, too. Thankfully the area outside the hotel offers alternatives, but we were a bit short on time and sadly could not use the convenience of our hotel.

The hotel is close to lots of nice food places, we were able to walk a lot. The bed is very soft, and the towels are changed in the bathroom every day.

They carpet in hallways was not very clean. Needed to request new sheets as the ones on bed had stains. Also the restaurant food was not good.

One of the other guests knocked on my door repeatedly and ran away. This makes a statement about the type of guests who now stay there. In addition, the battery in the alarm was low and beeped the entire night. These matters interfered with my comfort. Also, I paid a facility fee, but the pool and surrounding area were under construction, so I'm not sure what I paid for.

The view from the balcony was pleasant, and it was conveniently located on the beach.

check in was not on time. there was no valet service and we had to cross 6 lanes of traffic on a major street, the staff was rude and told us that they were busy and that’s why our check in time was delayed. overall our stay was ok but we had called ahead to see about valet and parking and they said valet would be available, they also said that early check in would be available and we didn’t get to check in until way after 4:00 check in time.

They were almost always out of beach towels ("housekeeping didn't deliver on time"), it's really hard to get a room service, had to call multiple times to request a change of sheets and towels

The hotel needs to be renovated. Getting off of the elevator, the carpet was dirty and that was not a good first impression. The room was dusty and had a bit of a moldy/mildew smell. The mattress was soooo incredibly hard…not firm, but hard. It felt like I slept on a table. Also, why charge for parking if it’s self parking? Also, I saw a small roach in the shower.

The staff was friendly. I liked the location of the hotel and the room layout.

Not all but some of the staff can appear rude, and they should take time to shampoo their carpet Hall floors, and they will wake you up early to give you fresh towels at the door and ask you to give them all the old ones, as well as the trash, And they don't change the linen, so why are you paying extra resort fee. They really should hire someone to get all of that coral reef off the beach, it's tripled since I was there last, I was afraid I was going to trip, really you walk through the sand then you walk through the reef before you get to the ocean it's a lot of Coral. The sofa in our room has really seen better days, I started coming here in 2017 and I can honestly say it's going down. Other people that I've spoken to, that have been there before agree. It was one of my favorite places when I started vacationing here, but this might be my last, I transferred down to Hollywood Beach. I'm done

I love the beach bar and the outside however there's a boss at the beach bar that was extremely rude to me he was horrible, he heard my phone playing inside my beach bag as I approached the bar and proceeded to blast me ( a senior) and said to me is that your radio as he bent his head down to my bag, but he went on to scream to me you don't bring music up to the bar, he didn't even give me a chance to sit down and turn it off. And I had a beer I was finishing and he screamed about that. I won't be visiting that beach bar again. I won't be visiting Newport beachside resort again I seriously doubt. When he left the waitress apologized for his behavior, I guess she must have to do that quite often. Staff should communicate more with each other too, on the website the exercise room is 24 hours but the guard ask you to get out at 11:00 and not very nicely. But they did give me early check in at no extra charge which I greatly appreciated cuz I was traveling with my granddaughter. They have heated pool. Read All FIne Print on web Site.

dirty old smell on floors and in the room. the resort provides only ONE beach towel while you are on the beach. poor hygiene. they only let to use beach umbrellas under 15m/h wind speed, while neighbor resorts did use them when wind speed was over 15 m/h. staff in the breakfast restaurant was ignorant. we asked twice if someone would serve us, they never showed up to take the order, we left after 30 min of waiting (and yes, we had been seated before that by the hostess).

I hated having to walk across the street to park my car. And finding our the fee was $25 a day. If you guys are having parking lot maintenance you should be responsible for the cost of your guests parking. Why do the housekeepers not come in to clean the rooms? Why do they just bring us new towels? It was hard to stay for 5 days without our beds being made and our floors being vacuumed. The bathroom faucet was broken and it made it very difficult to open. The metal was all rusted and gross.

The pool area was really nice. I enjoyed the daily music, the orange water. The beach chairs and cabanas were really nice too.

Hotel is outdated , rooms are outdated, beds are hard , a lot of hidden fees with this hotel add at least $200 extra to your bill per night it’s expensive they charge for parking, resort fees and $75 per night deposit outrageous amounts for an old room

Loved the hotel lobby. Very pretty and the aesthetic was nice. Didn’t like the first room we were in. Damp floors, couch and bed. No AC. toilet broke and they wanted to use chemicals to clean the vents. They us to stay out of the room for 5-6 hours because of the chemicals. The new room was nice but the water got shut off unexpectedly for 2 hours and the construction noises started at 6:30 am. When they were expected to start around 8 am.

The rooms are not clean they need to train housekeepers to do a better job of cleaning! I ask for a vacuum cleaner they told me no go to the front desk!!! the floor was really nasty.

I had 3 roaches in my room 2 in the bathroom and one in the microwave and I discovered this within 5 mins of being in the room on my first day.

The wind is crazy with an ocean view and makes it very hard to enjoy yourself sitting out on the balcony/patio and pool area. Beach water is very deep as soon as you walk in and wayyy too choppy with heavy waves due to the wind making it dangerous for small children. Lots of jelly fish on shore.

The beach is beautiful as well as the pool area and lobby. I just wish the water wasn't so deep and choppy because with 2 small children we weren't able to get in due to it being dangerous. We did find a bunch of jelly fish washed on shore so be very careful where you walk. The hotel is being renovated and I'm sure it will be amazing when it is done considering the halls and rooms are pretty outdated. We did have a roach crawl into one of our backpacks during our departure as we were packing up which resulted in us going outside and dumping all of our stuff out on the patio to make sure it was just a solo roach. Also, the beds are very uncomfortable and gave me back pain. Note that if you have an ocean view, the wind every day is so heavy making it very difficult to enjoy sitting on the balcony/patio area. Also, very chilly while swimming even with the pool being heated because of the wind. Customer service is incredible though!!!

Beach was so close to hotel, clean and excellent! polite staff, cozy room, close to all restaurants, shops! The only thing I hope is that they will return the $400 deposit for 7 days that was taken upon check-in.
