The area by the water was not clean. I realize it was the end of the season; however, the advertised kayaks were not available. The steps and boards of the second floor are in need of updating.

It was very nice to be by the water. The breakfast was good once I was able to inform the cook that there was no more coffee or eggs and it was replenished.

Smell of the rooms (a bit musty). The heating unit was actually the air conditioner so it was loud. Proximity to the water weathered the buildings, decks, stairs, etc.

Great location-about 10 minutes from downtown Boothbay harbor. Nice view of the water. Breakfast was great and had a lot of nice options-eggs, bacon, sausage, waffles, pancakes, cereal, etc.

The only recommendation I would have is the mattresses need an upgrade…personally thought they were not that comfy.

Beautiful location and view from our room. The staff was very friendly and accommodating. The room was lovely. Breakfast included. Heated pool that was still open when we came in the fall. Fire pit and kayake/paddle boards were available for use.

Parking was a challenge. We were at the end of a building that was near stinky water. That smell was immediate the minute you left the room

White comforter sheets were all snagged. Spot on one sheet. Bathroom door sticks on the bottom. It took a LONG time for hot water. You can smell the sewer outside the Lantern rooms. Restaurant dinner was subpar. Big difference between breakfast and dinner.

The property itself is secluded and quiet. Heated pool. Waterfront. Fire-pit. The beds were comfortable. Breakfast was delicious and fulfilling. Beautiful sunset.

Rooms were somewhat dated, our bottom floor room was underneath family upstairs. Fairly noisy. AC unit malfunctioning, didn’t really need it.

It’s setting right on the water was wonderful. Breakfast included, access to extras like kayaks and small beach. Close to the Botanical Gardens and Boothbay Harbor.

The shallow end of the pool was missing a handrail getting into the pool.

The septic tanks smell outside was really strong. You can not smell it in your room which was great but it made it unpleasant at times to walk towards your room depending on the wind direction. We also had a bunch of kids upstairs stomping around which you could hear very clearly downstairs.

Although the staff is enthusiastic and friendly, the property needs work- the bathtub in the room had permanent stains, and the whole place could use a general face-lift

It would have been better for the window in the bathroom to open like an awning instead of sliding back and forth for privacy (we were on the first floor) and the room could have used a bathroom exhaust fan too, but it's pretty typical of rooms we have stayed in before where they did not install a fan during the renovation (it may not have been possible). Also, it looked like the tub insert should have had shelves in the corners, but there were no shelves and minimal spots to place our personal bath items for showering, which was not a big deal really. The hotel offered a happy hour, but only for drinks. It would have been nice to also have some food options for happy hour. We had a partial view of the bay from our room, so I would suggest asking for a room in the buildings with unobstructed views of the bay. If they are available when you book, it is really nice not to see a building in front of your balcony.

The room was beautiful. It had been renovated and whoever did the decorating had a great eye for detail and finishes. We loved the nautical look. Very well done!! And it came with a nice size refrigerator and a mini split air conditioner that was super quiet and worked very well. The Adirondack chairs were a lovely touch and I wish every hotel had them on the balcony! The size of the balcony was perfect as well; much larger than most and private (there was another building where they had a shared balcony...). And the breakfast was one of the best hotel breakfasts I've had; very fresh and delicious. You could tell the eggs were real and the fruit was fresh. It was just nice that it was included in the rate. And also that they had a full bar and option for dinner. The restaurant has a nice view of the bay and also an outside seating option. They also provided for the use of kayaks along with life jackets free of charge! Very nice touch! And there was a salt water pool that we didn't use, but wish we would have brought our bathing suits.
