Location, staff, and breakfast were all great! The room was spacious with two queen beds, which is hard to find. My only suggestion would be to have a mirror outside of the bathroom to make it easier to get ready with multiple people sharing space. We really appreciated the umbrellas they had available for guest use. Staff was responsive with taxi request. The fitness center wasn’t operational yet so my teenager was disappointed but they did offer the location at their sister site.

Just down the street below the steps is the headquarters of the Sovereign Military Order of Malta. This possibly qualifies as the "World's Smallest Country", as Italy has given this building Extraterritorial status, which means Italy has no authority here. The Order issues its own stamps, which are sendable only to some countries. Most countries don't recognize the sovereign status of the Order, but it has official observer status at the U.N.

Avoid food right in the square (super overpriced).
Avoid food right in the square (super overpriced). Make sure to check reviews of places before eating there (4.0 stars or more). Don’t sit on them or you’ll be yelled at. Check out Liazza del Popolo after.

Beautiful day on the Spanish Steps.
Beautiful day on the Spanish Steps. After we roamed around, we found a table at the rooftop bar at the top of the Spanish Steps and had some beer and wine - very relaxing and we could see the entire city from the rooftop bar.

Bering to Rome 20 years ago, really enjoyed sightseeing again and beeing able to see the beautiful parts of Rome. The only thing that really shocked me at every place was the dirt and rubbish everywhere. The tourists don’t care where they leave their stuff, no one is willing to carry their rubbish until it can be disposed properly. People just through their rubbish into the beautiful flowers/nature or leave it on the floor. This is a no go and should be fined, I’m sure they would have enough money then for a proper clean up. Especially in the heat, the rubbish smells and makes the whole town look bad. I cannot believe how disrespectful tourists and the own people are to such a lovely city.

Good view from the top.
Good view from the top. Other than that, not super impressive. Also don’t shake hands with the migrants. This is one of the main places they try and slip a trinket (usually bracelets) into your hand and then badger you to pay them for it.

That is a lot of steps!
That is a lot of steps! The view is spectacular- you can see everything of the city from up there! I was not sure why the line was so slow to get in the church, it was too extremely hot to be in the sun for 45 min-1 hour, so could not get inside. Every other church I went to never had this issue... Beautiful location and a quite the accomplishment to get to the top. Enjoy.

The location of this property made it so easy to walk all over Rome! We were about 15-20 minutes from the Colosseum, around 30 minutes from the Vatican, and about 10 minutes from Piazza Navona and the Spanish Steps. And the Trevi Fountain is literally right outside the door! We were not bothered by noise from this busy area at all. The beds were comfortable, this was the perfect apartment to share with our two teenaged children.
Centrally located right on the Spanish steps. 10 on 10 for walkability. The room smelled great and the bed was wonderful. They even give you a plush robe which was super nice. But, nothing is complimentary here other than that robe. No water, or even coffee. They provide tea bags and that’s pretty much it. But the location makes up for a lot of the small minuses. You will enjoy walking around the area near the hotel as just about every who’s who of big designers are located there.
The place is wonderful!!! Out of this world! Beautifully decorated. It is located close to the Spanish Steps. Situated on a side street. The apartment is very clean. The host is easy to reach and very helpful. Would absolutely come back to Vittoria Palace!!!
Location is wonderful.WONDERFUL. It is close to shops, restaurants, Spanish Steps, Coloseum , Di Trevi Fountain, Forum Romanum etc. The apartment is spacious, the staff is very friendly, and cooperative. Recommended!
The location of this adorable little hotel is right by the Spanish Steps in Rome, around all of the amazing shopping and restaurants / cafes in that area. Our room also had a large jacuzzi tub that was very nice. The beds were very comfortable and the staff were very nice. We would potentially stay here again. NOTE: the staff are only on site for a few hours per day and they speak only Spanish and Italian.
WOW!! the hotel is right next to the Spanish steps, however there is no noise inside the room. the rooms are clean and modern (we switched 2 room due to some technical issues we had, so we stayed in the regular room and then switched to the suite as a complementary of the hotel owner!). the staff were very very helpful! they get in touch with you prior to your arrival and want to assist in any way they can, for example recommending restaurants and booking them for you!
i know for sure that in my next stay in Rome, i'll be back!
Very comfortable. Love this hotel for family and space… it is an apartment with split level. It is lovely with a fantastic location!! We walked to resturants, bars, shopping, Trevi, Spanish Steps. Would definitely come back!
DOMVS SPAGNA Via Gregoriana was a great location. We loved being close to the Spanish Steps and could easily navigate to all of the attractions. The apartment was very well stocked with coffee and breakfast items in the morning. We will definitely book again when we come back to Rome.
Mario at the front desk was extremely courteous and helpful. He recommended places to visit during our stay and nearby eateries as well. Rome is a big city and he definitely made us feel welcomed. The location was near the metro and was within walkable distances to restaurants, small shops, the Spanish steps and Trevi fountain, roughly half a mile from the hotel. Overall, we enjoyed our stay.
The split-level apartment is beautiful and very convenient, featuring a spacious bathroom, a comfy bed, a seating area, and a small kitchen. Everything is tastefully designed and spotlessly clean. The location is excellent for exploring Rome, just a 5-minute walk from the Spanish Steps. The staff were friendly and helpful, especially Lucky, who kindly accommodated our request for a late check-out. We'd love to come back!
