Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

FranceI had a wonderful stay at Armazém São Joaquim Pousada and would highly recommend it to anyone looking for a cozy and well-located place to stay. The staff at the restaurant downstairs were exceptionally friendly and helpful, always making sure guests felt welcome. The rooms were comfortable, with cozy beds that made for a great night’s sleep. The entire place was clean and well-maintained, which added to the overall pleasant experience. The location is excellent, making it easy to explore the area. The only small downside was the sound isolation, which could be better—noise from outside or neighboring rooms can sometimes be heard. However, this didn’t take away from the overall positive experience. If you’re looking for a charming, comfortable, and well-located place to stay with great hospitality, Armazém São Joaquim Pousada is definitely a great choice!

GermanyUnfortunately the pousada doen't offer an own breakfast. For this, we went to a café next to the pousada. The variety of the breakfast options was quite limited. Although we liked the overall style of the arquitecture of the ancient building, the rooms were very small. Almost no shelf space, no wardrobe. This part makes me think rather of a hostel than a pousada when talking about the Armazém Sao Joaquim - but it was still a great place to stay.
I would call Lobie Armazém Sao Joaquim something between hostel and pousada. It is an ancient kind of warehouse building, about 150 years old and recently completely renovated. The interior and exterior design was made in a very sensitive way - respecting the old without denying the modern. It´s just great how you can feel the long history and tradition of the building as well as the quarter Santa Teresa. The famous bonde has a crossing point just in front of the pousada. While sitting at one of the outside tables of the pousada, you can watch the bonde operators how they switch over the electrical collector from one wire to the other before the car can continue its way. Like this you feel like sitting in the middle of a movie plot - because this corner appears in many cinema and tv productions. On the backside of the building there is a nice little garden with more outdoor tables. The food and drinks are all very good. In the indoor part of the restaurant there is many times life music of very nice and different style. The Selarón Stairway can be easily reached by walking - from there we continued our way through the Lapa quarter at the base of the stairway, all along Avenida Rio Branco until the Museu do Amanhã. A nice walk of about one hour, but for most other spots to visit you probably need to take the taxi. Anyway, the very special ambient of the Armazém Sao Joaquim and Santa Teresa compensates by far for this little bit remote location.

Czech RepublicIt's in the heart of a hipster neighbourhood, it's very lively, especially during weekend evenings but it's not too loud after 11. Other than that it's amazing value for money. Definitely recommend.

NorwayProbably the worst thing was the process we had to go through to register and get some codes that are completely useless. it doesn't seem it has been necessary at all. You don't need any codes to get into your rooms. When you arrive you just say who you are and they give you a key. There was also some noise from street outside, but nothing that stopped us from sleeping nicely. Remember this is not a normal hotel. It's a bar restaurant with some room's to rent. How ever there was always some one to help us with our questions.
Helpful staff, clean room, comfortable beds and nice place. What more could we ask for?

United StatesI received a message that my check-in is totally "DIGITAL". To do this access the link: I accessed the link and could not complete the process. From the Booking.com website, I got the phone number of the hotel. I called and received a message that it was not a valid number. I then messaged the hotel and asked for help. Still no response. I have encountered other hotels that have no staff and only provide door codes to get into the property. I was concern this was that type of property. Since my booking was the very next day, and I couldn't reach the hotel by phone and they didn't respond to my text, I Ubered over the day before to see if any staff were there that could help with the digital check-in. Upon arriving at the address, I could not find the hotel name anywhere at the intersection. I went into a restaurant and ask if they knew where Lobie Armazen Sao Jaoquin was. The hotel goes by another name and is located by going through the dining area into the back, up the stairs. After explaining my problem with the Digital check-in, I was told it was not necessary. By that time I had spent hours trying to check-in online, and taking an Uber to find the place. A frustrating situation that could have been handled better by the hotel. We were compensated with a free breakfast the next morning so all is good!
My wife LOVED the room! It was so clean, the bathroom had a fan and it was decorated in a cool style. At the intersection of three roads, you can look out the two windows onto the bondi tram and bus stops with buses whizzing by and people walking up to take pictures with the Santa Theresa sign in front of the hotel/restaurant. The very helpful (traffic?) attendant in front of the hotel spoke English and checked with the bondi station and found out they sold out of tickets before the 4p normal time, but that we could explore the museu and parque nearby. He told the bus driver to please drop us off at the next stop and the driver kindly had a passenger motion to us that it was our stop. The hotel staff was friendly and made us feel very welcomed. So, my wife was very pleased with our room, location and the kindness of locals.

United StatesIt could be noisy for some but they have double pane windows to block the noise. I didn't have any issues with it at all and it was really fun to open my window and see the action from above.
This is one of my favorite stays! I absolutely loved this boutique hotel and the unique historical surroundings. There's live music and a delicious restaurant/bar downstairs and it's on an iconic street with lots of restaurants and entertainment nearby. Plus you have the beautiful trolley of Santa Teresa. The rooms themselves are wonderful, it's recently renovated, clean, comfortable and it has quirky decor. The staff was also really kind and welcoming and I would definitely stay here again. This place was a gem.
