Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

CanadaThe only thing that we didn’t like was the shower. The hot and cold shower controls in the basement area were ridiculously hard to figure out. The shower water was either way too cold or skin peeling hot. The hot/cold mixer and controls need to be replaced to be able to talk a proper shower.
It was a beautiful setting and we had basement rooms that didn’t feel like the basement at all with 10 foot high ceilings

CanadaOne room was supercold and one superhot. In that one which is superhot there is no proper ventilation since no windows and it is more soundproof. We also did not expect someone living and sleeping in living area when entering the house, it felt weird, crossing someone sleeping on the way to your room. I also did not see balcony for common use as it was mentioned in facilitues. Some rooms also are not soundproof so you can hear everything what neighbours talking. But those are small minor issues, overall place looks nice and in great neighbourhood also.
Comfortable beds, great bathroom and kitchen amenities

United StatesThe rooms are located on the lower level of the house. When we arrived people were doing their laundry on the lower level where our rooms were located and was unexpected as we thought it was more private.
The location was so close to where we needed to be (which was UBC). The accommodations were good with plenty of room and very clean.

IrelandThe basement of the property is used for guest accomodation. It is like staying in a bunker. No natural light. The main bedroom is very tight. The second bedroom is a home cinema room with a couch pull out bed. Both beds are uncomfortable. The Air Con is very loud and controlled by the main house. As you are in the basement the water system is running through and the noise is loud.
This is a superb modern property in a nice quiet location. Nice bathroom and a very good washing machine.

CanadaI didn't run into any problems. Everything seemed to work just fine.
The location is very good. The ability to park is exceptional. Because I was a returning client I was given a discount. This time though I booked the basement set of rooms as I had brought my son with me. While I was in one room, he was in the other with the big screen TV so he could watch Netflix. That room is down the hallway so he could watch and it did not keep me awake. All the rooms were comfortable and spacious. And I liked having access to the laundry. I was a little surprised on how high the ceilings were. I guess when they build basements in Vancouver now I guess they want high ceilings. A far cry from my student days. Photos are true. It is a good location and will appeal to those who like to walk around the classic Vancouver West Side neighborhoods.

GermanyThe rooms are located in the basement. This is not listed in the description. One room has no window and no aircondition. The room was really hot! The waterpipes of the House are running through the room so you could hear any water running. Next to the rooms in the basement was another rented appartement. The people were really loud. 3-4 other people are living in the 1st floor. If you like to have some privacy these rooms are definitely not recommended. Both beds were really unconfortable. Next to the rooms was a small kitchen located. The people in the house are using the washing machine and dryer which were also really loud.
The House is next to a park and playground. The Bus No. 2 takes you to Downtown in 30min. We could use the kitchen Upstairs.

CanadaNo one communicated when we called them. The owner doesn't live there. The basement rooms were so hot we couldn't sleep. The air conditioner was turned off in whole house when we arrived. The temp outside was 31. The temp inside was 28. Not comfortable as soon as we arrived. We asked that the ac get turned on so we went out shopping came back it was still not working. You also need more of a sitting area for your guests outside on patio.
Very clean

AustraliaFirstly it mentions it has air conditioning and a balcony, the rooms were located in the basement with no windows let alone the balcony. It was also very warm and no where to adjust the air conditioning. Secondly, it mentions two bed and the photos make it look like it's 2 bedroom plus a sitting room, but it's one bed and a fold out couch. The fold out couch collapsed mulitple times throughout the night, rolling me out and forcing me to get up and pull it back out. Thirdly, it doesn't mention it's a home stay and no private entrance into the apartment. We also had someone enter our space and tell us to go to bed when we were we preparing for bed after being home for 10 minutes and conversating at a respectable level. Lastly, there was only 2 towels and not enough blankets and pillows and I had booked for 4 people. The TV was also unplugged and had to go through all the settings to get any volume to work.
