Parking was a plus, it was a bit tricky though, since we had to cover some part of the pavement and also take care not to block some other car. In addition, the bathroom did not have a (strong?) ventilation and was kind of uncomfortable. Everything else was nice!

The whole experience was amazing, polite and helpful staff to the rooms, definitely 'Rooms with a View'. Breakfast with a great menu. The hotel is in a great location, providing easy access to Brighton and Hove.

It was a bit noisy at night due to late night partygoers.

The parking space was a bit narrow for our rather long car, but it was an unavoidable situation.

The room's decoration was impeccable, surpassing the expectations set by the pictures. The bathroom was aesthetically pleasing, with both a bathtub and a shower, which was a delightful surprise. Although our stay was limited to a single night, we found ourselves repeatedly saying we wished to extend our stay simply to take in the comforts of the room. The breakfast was delicious. The hosts were welcoming and friendly.

Very steep stairs to get to the room. We’re in our 60s, and relatively fit, and managed them okay.

The room was cozy and comfortable, very clean, especially loved the terrace.

The chairs in the room could do with being more comfy. more channels on the tv. so chairs uncomfy and not enough chose on the tv.

Bathroom condensation was very poor. The extractor is not good enough to remove condensation very quickly. Window of room needed badly painting, condensation on window in the morning spoiling view. Window was drafty.

View was excellent, good pleasant staff. Facilities in room good, bathrobe slippers, tea coffee, fridge, bathroom toiletries all good. Bed was excellent comfy and good size. Parking free and very good. Breakfast excellent but should be included as £12.50 each a little high as an extra.

Brilliant location for seafront and shops. Bus stop outside which makes transport around city easy. Amazing view of seafront from room. Lovely staff.

The only bad thing was that it is on a road that is busy even at nighttime.

The room was airy and spacious and spotlessly clean, I could not fault it. The only quibble is that the cooked breakfast was too large for me to finish!!! The staff were friendly and welcoming Would def stay there again..

The shower is a let down as water escapes the shower cubicle and sprays over the vanity and mirror and onto the floor. An inconvenience to the guests but for the host it is rotting the door trim. Suggest shower curtain but ideally some type of screen.

Right opposite the beach with a five minute walk to the Brighton pier and 10 minutes to a collection of shops with large number of food shops around. A bus stop opposite. If coming from station you will need a cab and there is a good local service. The bright, clean, quite, comfortable and airy side room had a good view of the Brighton pier across an adjacent lane. Though for check in the host needs to let you in by arrangement ,there is a small entrance hall which you can enter to wait if necessary. Check in was very pleasant as was the staff and the host helped to carry bags up the 2 flight of steps to this particular room. There is a cosy bright, inviting breakfast room and breakfast was most enjoyable. There are some steps to enter the building and some internal depending on your room. (As an aside you could watch The movie Brighton (2019) and Michael Cain movie The great Escaper. Both delightful movies relate to the Brighton sea front.)

My room door was hard to open. I had to put the key card on at least three times and push down really hard on the handle for the door to open. It's not a huge complaint but that could have been better.

I had a single room and I was surprised at how spacious it was. I was pleasantly surprised to see a dressing gown, slippers, a fridge and complimentary teas/coffees. This intimate guest house gave the treatment of a five star hotel. I had an amazing time and this will definitely be my go-to choice when staying in Brighton.
