Breakfast was served 8-9am at weekends. It would be great if breakfast time was extended to 9.30am!

The property was absolutely beautiful, well located and furnished and decorated to an exceptional standard. It was a pleasure to stay there and Jane was a wonderful host. She has simply thought of everything!

Beautiful room with lots of lovely finishing touches and comfortable bed. Amazing host and fabulous breakfast with great choices on the menu. We cannot wait to visit again :-)

Our stay at No 22 could not be faulted, we had a suite comprising bedroom, lounge area and spacious bathroom, all the furnishings were of a very high standard and our host Jane could not be more helpful

Such a beautiful place. Our room was fantastic. The bed was comfortable and decorated beautifully. Everything has been thought out so well and such lovely toiletries no expense spared. These was our second time here and will come again. Jane is a wonderful lady and makes you feel at home.

We liked everything, no complaints.

Very convenient location, 2 minutes from the train station and a 5 minute walk into the town centre. The accommodation was beautiful- spacious, very clean and comfortable with very tasteful décor. The hostess was lovely- very welcoming and helpful. The breakfast was also very nice with a good selection of fresh fruit granola, toast and cooked dishes to suit different tastes.

I met Jane on arrival she was very welcoming. The room we stayed was called Mango, one of four rooms in the house WOW, it was beautiful. We had breakfast both mornings which we could not fault in the slightest, my wife has intolerances to Sugars and cheeses but Jane gave us other options. Lovely house lovely hosts. I would definatley recommend a stay. We spoke to other visitors at breakfast and they were of the same opinion as us. BRILLIANT.

Everything from arrival to when we left. Room was just fabulous, so much we didnt want to leave. We stayed in blue monkeyroom which was like a junior suite. Trip was very special. Jane the host and her husbandmade us feel very welcome. Thank you.

The features and decor of our room was of a very high standard, the pictures do not do it justice. Just a short walk from Barnstaple town centre We were made to feel very welcome. Good breakfast rounded our stay off - could not fault anything. I will definitely recommend No22 to anyone wanting to stay in the Barnstaple area

I can honestly say there is nothing to dislike about the place it’s an amazing place to stay

we stayed in the “grey monkey” room at the top of the hotel and what an amazing room! it was pristine and had absolutely everything you could possibly need for a lovely comfortable stress free break. beautiful toiletries, top quality tea and coffee in the room and fresh milk from a stocked fridge on the landing.

There is nothing we didn't like!

The hosts were exceptional, and the attention to detail was incredible. Breakfast was great, with a wide range of options. The rooms and bathroom are very spacious and beautiful.

The fact that we had only booked 1 night!

The rooms were to die for ! Could not fault the stay in the slightest. Breakfast options were brilliant, an array of choices. This was the 5th place we had stayed whilst on our road trip down south and it was the most comfortable, bed, decor and facilities. We even met the local ginger cat 😸 Parking at the station was hassle free, £10 for 2 days.

Fantastic boutique hotel, superb room, excellent breakfast, host Jane was really lovely and very helpful, would 100% stay again. The rooms and hotel are thoughfully decorated, the facilities are 5 star. The bathroom products were top of the range and the room and bathroom was spotless, This is how all small guest houses should be run.
