Room size is great, staff was very helpful helping us in making reservations, breakfast was full of choices. location was great as in a calm area (even if in front of a main road) but within 10 minutes walking distance from alleys and restaurants. Cleanliness was of Japanese standards, spa was good and never too busy.

United StatesSpa the rules of being completely naked in a family hotel was a little weird . I have a 9 and 6 year old kids so having them naked would make me feel uncomfortable so we didn't get to enjoy the pool. Also everything was about 25 mins away . Train station was 13 mins away.

JapanParking! I didn't realize until the day before I arrived that the hotel does not have parking. You have to find a commercial parking place as close as you can, and walk from there. If you want the things like toothbrush and all that hotels usually give, you have to collect them in the lobby and take them up to your room. Not a big deal; just don't forget to grab it, if you want it. The free coffee and tea in the lobby was not good. In the morning as we left, the coffee was hot, but too old and bitter; tea was just hot water.
Location was fine; breakfast seemed a bit expensive, so we didn't take it. They have free coffee and tea in the lobby; but I don't recommend it. The room was fine and well appointed; the large bath on the top floor was pleasant, but not too hot. That was good, because the day was hot, and I wouldn't have wanted a very hot bath. Even though there were a lot of tour groups, the big bath was almost empty. There were several large tour groups checking in, and that made the front desk staff quite busy. However, once we got our room, we didn't see any of the tour groups, nor did we hear them. That surprised me, and I was happy about it. We could open the window a little bit in our room, and I was very happy about that, to get the fresh air.

GermanyEven though the hotel is well connected with different bus lines, it is located a bit far from the “Heart of Kioto”: Gion Area. It is like at least a 20 minutes bus ride. The buses do not run the whole night through. So if you miss it, you will have to take a taxi.
