Each review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We stayed in March and it was rainy and cold during these days and we were using the heating but the room never got warm, so it was pretty cold during the whole stay. The room is so tiny. Not meant for two people. On the last day we realised that you can storage the suitcase under the bed. I wish there was a sign or the receptionist could have advised us about it. No room service whatsover during our stay. The receptionist were not really friendly but maybe the reason is the language barrier. We arrived at 12PMand check in is at 3PM so we asked to storage out luggage until then. Finally we arrived back to the hotel around 7-8PM and our luggages were at the same place were we left them, next to the reception, closed with a cord, in public, where all the people were passing by to go to the elevator. For me this was such a shock, that they did not storage our belongings in somewhere safer area.

The bathroom smelt like straight sewerage. We stayed multiple days and not once did our bathroom not smell. We had to keep the door shut at all times and minimise the times we braved it by going in. We also had stains on our bedding which was alarming and the pillows were rock hard.
The location and staff were great. Late check out was available which was a bonus. Limited street noise which was a nice change from Tokyo!

On booking, I liked the idea of the big windows with a view but in such a small room it felt very exposing. The windows are completely transparent so you can see people in their rooms from the street and even though you can close the blinds, they close from the top down so it's either up and change your clothes etc in the bathroom or down with no view. I hated it and changed hotels. The blinds are not blockout with lots of street light so bring your eye mask. I moved to another hotel which was the same price in a better location, with amazing front desk service and more spacious. Too expensive.

The bathroom smelled like sewage constantly. Had to keep the bathroom door shut all the time and needed to buy air freshener. Tried using the dehumidifier but didn’t help much. Room was also dirty

Not clean , there were multiple hair in bathtub from previous guests , the room was very cold and even with 2 air conditioners and extra blankets we could sence cold wind inside room, which made us caught cold .
The location is near to downtown within 10 minutes walk.

Too expensive- for the rate that booking. com charged me for this type of accommodation. The photo in your website is deceiving. The property is very small and there is no laundry.

The room was not very clean and is very small compared to what is showed in the pictures. There was a bad smell in the bathroom all day. Reception hours are limited.
The location is convenient to visit districts like Gion and there is a bus stop nearby.

Warning - Make sure you check in advance if you have any daylight!!!!! The rooms are listed as “city views” however ours had black metal sheets completely covering the outside of the building - no views and no daylight!

Room size and cleaning
The room was small, we barely had space for our suitcases (02). The cleaning service was only available for people staying more than four (04) days which is not really good.

First of all the room is tiny even for Japan standards, the beds are really uncomfortable too with a very hard pillow. For two people it was really tight especially as we had a lot of luggage ! There’s no cleaning service while you’re there and no changing of bed sheets which isint great especially as we were staying for 5 nights. You can get fresh towels but they are extremely thin.
The location is really great it’s near everything! Loved that about it. The Staff were lovely too.

Asked for a higher level we got level 2 facing the street and it's pretty noisy, also at night Check out at 10am is somewhat unacceptable

Excellent location. 5-10 minutes walk to all the happening places yet away from the main crowd when you need to rest. So convenient and budget friendly. East access to all the trains and buses. I'm a clean freak and if I say it's clean it's very clean. Staff are always so helpful and speaks English specially Sean! I thought he went to school in North America but he said he learnt his English watching A LOT of YouTube :) Great stay! Will definitely stay here if I go back to Kyoto hopefully it will be kept the same way.

(Allegedly) Accused and invoiced for an obscene amount of money, 50,000 JPY to be exact as their cleaning team, management and staff have accused me of leaving Japanese electronic cigarette packet and butt in the room along with a Japanese newspaper despite me being an English speaking foreign person who does not smoke at all. It’s so offensive. Hard to tell if it’s a scam or they are just not smart. Why would I ever have these items. The staff have been so unpleasant and the room was dusty. So the cleaning team aren’t even doing anything right. Mistaking rooms and not even cleaning them properly. How would I even have the device. It’s been a horrible experience I would not recommend to anyone. My advice is to avoid at all costs especially if you are a foreign tourist. I am so upset by this experience. Ruined my trip. And now they won’t even reply to me when I’m inquiring about this fine. It’s awful.
