The property is well situated, within 15mn walk from Nishiki market and 1 station from Kyoto station. The rooms are small but kyoto can be very expensive, especially so close to all the attractions. The receptionist was friendly.

It’s a very convinient location, just 15min away from Teramachi, easy access to metro and bus station as well. At the end of the day, it is a budget hotel so don’t expect luxury but it’s very comfortable and they deliver exactly what you pay for. They also have a smoking room and washing machines. It’s my second time staying in this hotel brand, just a different location and I must say it’s very convinient and cheaper than your regular hotels.

Strange location for the tv - 90 degrees on the left, so you will not watch anything from the bed comfortably. Microwave in common area was full of the fish smell - not usable in fact.

Good location, clean and internet works perfectly. It's close to metro and buses, not so far from the train station. It has desk, so using computer is very comfortable. Fully automate check in and check out.

We couldn't pull the curtain open to let in natural light or ventilation, which may be due to the room being on the ground floor. You can hear the water running in the pipes from other bathrooms, so bringing some earplugs might be a good idea if you’re a light sleeper. Additionally, the toilet flush and the sound of water from the tap in the bathroom are quite loud, so you might wake up your partner if you use the restroom in the middle of the night :)

The room and bathroom were spotless, and the staff had excellent manners. Check-in was easy. The bedroom door features a padlock with a code to unlock it, and it self-locks a few seconds after closing. A laundry can be used by paying a small fee, and it is so convenient. I appreciated the location, which was in a quiet area, yet conveniently close to the tube station, making it easy to explore Kyoto.

The service. Basically everything is self service and the hotel doesn’t offer much. There is no lobby or place where you can rest at arrival. What I found ridiculous was that we had to pay 1000 yen for checking out 20 minutes late. Nobody came to knock at our door, and nobody was at the counter at check out. It felt ridiculous that a machine had to charge us a fee for a service that was basically non existent.

Good things are the fact that it’s small but offers what you need for a short stay. It’s clean and comfortable. Short walk from the station although the area is very quiet and not so central.

Quiet neighbourhood, good for sleeping. Great shower and bath. There is also a nice izakaya restaurant nearby called 知里十利. It has great food and staff.

Noise during the night

The location was good next to the subway and bus stop. The room has space but there was noise in the night maybe because of constructions on the road I’m not sure. You can leave you’re luggage which is really convenient

when you arrive you need to pay for tax. you need to remember your passcode for door & laundry. also MAKE SURE TO LOCK YOUR DOOR when leaving the room as it doesnt lock automatically! we realized that we didnt lock it for the whole day, thank god nothing happen

Affordable, perfectly equipped, clean and spacious room, pantry with cold water and microwave, they even provide iron FOC upon request, able to drop luggage pre check in, friendly staff. everything is mostly self service; check in & check out, coin laundry with washer and dryer, etc GOOD LOCATION!! we were walking around as 3 female traveller and feeling very safe around the neighbourhood (even at night). located near to yamato service so we also use luggage transfer to move our bag to Osaka. Would definitely come back :)

My room was clean and big enough to accommodate two people. There was enough space for clothes, a comfortable bed, nice clean bathroom with toiletries. Everything was great and comfy for a night rest.

Limited amenities for the price (including no fabric spray or shoe horn in the room). Fees paid at check-in added a substantial amount to the initial total (paid per night per person)—good to consider when assessing the price online as it is not reflected. The cost of the coin laundry is a bit high.

I wish the hotel had an ice machine, although there is a Lawson convenience store right across the street where I could easily get ice. Additionally, there is no onsen available on-site, which could have been a nice feature.

This hotel is tucked away in a semi-residential area surrounded by small shops, offering an authentic feel of local living. The hotel is fairly new and everything is super clean and organized. It features convenient amenities such as on-site laundry facilities, a microwave, and filtered hot and cold water. Despite its quiet location, it’s conveniently situated just one block from the main street, where you’ll find a variety of restaurants, grocery stores, drugstores, and more. The subway station and bus stops are only a 5-minute walk away, making it easy to get around. I thoroughly enjoyed my stay at this hotel. Due to a medical emergency, I extended my time in Kyoto and ended up staying for two weeks. I couldn’t be more grateful for the helpful staff and the homey atmosphere, which made a challenging situation much more manageable.

It was unexpected that during the day, even though the reception was empty, there was, in fact, personnel watching through the cameras and close by in case you needed something. I had never experienced it, but it felt somehow normal to me.

The hotel was in a really calm street, 10 minutes drive from the station, and the premises were in perfect condition. Me and my group arrived early in the city, so we had to leave our luggage in the hotel's reception. It al went really smooth. We also used a takkyubin service, everything was perfect. The check-in process is self- made, but it was somehow easy. Also, the room size was good, the beds were comfortable, we had TV, mini-fridge and some equipment to make tea. The bathroom was also fully equipped. Would definitely come back :)
