SlovakiaThe air conditioning was pretty dusty which caused to us sneezing for the rest of the stay and after. Maybe it was only our room and the others don't have this problem, but take it into account.
If you are looking for a quite hotel near the very historical heart of Kyoto than look no further. HIZ HOTEL is the hotel for you. Walking distance to Gion and close to public transport and stores so you can comfortably get to all the important parts of Kyoto. The room itself was nice, with pretty view outside.

CanadaThe kitchen wasn't well equipped. We were just making breakfast in the morning but we lacked a toaster, a flipper for pancakes, etc. There was only one pan. It wasn't set up well for cooking.
We absolutely loved the location for our family. It was a quiet neighbourhood very close to groceries, transit and lots of great places to eat close by.

United KingdomWe booked a room for two adults and two children. There was a double bed (comfortable) but the second bed was a sofa bed (uncomfortable for two), so one of us ended up sleeping on the floor.
Location is great, walking distance to Gion but not in the busy part of the district, close to a subway station. The hotel is clean and rooms have a small kitchenette.

AustraliaThe carpet in the entry needs to be cleaned all stained not a great first impression, Also the smell of the place it just smells like stinky feet. So bring some airfreshner or incense with you.
Staff amazing, the room itself great size has washing machine a little kitchenette microwave etc.. The drying room in the bathroom was awesome washed clothes, hung them out, turned it on, and stuff was dry within 4 to 6 hours.Location was brilliant close to train station restaurants, the main sight seeing streets etc. They let us store our luggage after checking out.

The location- Higashiyama subway station is a 6 minute walk along the river but we found a shorter way among the quaint houses 😊. 2 min walk from the hotel is a row of shops (grocery etc) 😍. A few nice bakeries and our fav baked sweet potato & fruit stall just outside the subway station entrance, Bus station is also about 5 min walk away.

United StatesThe place is more of a motel than a hotel. The hallways were dirty, the room numbers were falling off the doors, and the room smelled of stale cigarette smoke. There is no lobby - just a person at a desk behind an old, vinyl curtain. It is not worth it (even if the price is comparatively low to other accommodations). If you want a place with a kitchen, then consider looking at flats, as you will actually have a furnished flat with several rooms, bathrooms, a kitchen, and a washer/ dryer. I have done this is in the past, and that is cheaper for a group than staying here (and much, much better). I was disappointed with the overall place; I got a headache after being in my room for 10 minutes from the stale smell, and I quickly went to a different, actual hotel. I think if the place was advertised more accurately, then it would work well for some people and not fail to meet expectations for others. The building is in need of an overhaul (too many stains on walls and carpets), and it is definitely not what many would classify as a hotel.
The location is the only draw to this place. However, you can find a far better hotel (or apartment) in the same area for the same or even less money. I can understand why some families might stay here, as they have a mini kitchen, but I would recommend those traveling with a family to look at Airbnb instead.

SingaporeLocation is actually quite far from Gion. I expected to walk from hotel to Gion, but it takes you around 15 min to walk there, or to Kiyomizudera. Since mostly the public transport in Kyoto (especially the train line near our hotel) can't use JR pass, so the trip everywhere became expensive as we need to top up often our suica cards. And be prepared that noone will clean up your room during your stay here. Also, they don't have service to send your luggage to other city. Oh and they don't have window to open so you can't see the weathers outside from your room.
The hotel was cute. The room was very clean, compact but have everything you need. They have washing maschine so I'm able to wash our clothes. The bed was super comfy and smells nice. Wifi worked very fast too. I loved the neighborhood. Nearby the hotels has beautiful river. And try the ice cream matcha at the little shop (Manafu) just a few meters from the hotel. It was very yummy!
