Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

GermanyWe loved everything about this B&B. The owners are very welcoming and friendly. We felt right at home. The breakfast was different every morning and home made. The room was spacious and had everything we needed. The B&B is right in Capitol Hill and you are downtown in 15min. Definitely would stay here again. Thank you for everything!

NetherlandsThe place is a bit run-down and could use some renovations or even just some extra attention to the cleaning under the beds and to make sure the lights/fans etc. are all functioning perfectly.
The location was super convenient and there was even unexpected onsite parking. Our host was friendly too. Breakfast was nice with plenty of coffee.

FranceThe historical manor is very charming and the manager is very friendy. The room was not very large but cosy. We arrive early so we had the possibility to park in the yard. Very good breakfast changing every day. The area is full of very nice historical manors. It is very close from the historic Capitol Hill area with restaurants. Easy access to public transports.

United StatesI was perfectly happy and I would stay here again. There were a few things that weren't absolutely perfect though, or I think some people might want to know, so here's that: The shower at least in my room was rather small, very large people might not be comfortable. My room was a little noisy. I think sound would get in through where the window A/C unit was placed, so I could hear some traffic from (I guess) 10th Street. Nothing some soft ear plugs or a fan wouldn't help with. Everything is pretty scented here. The linens, and sometimes there were scented candles burning, the bathroom products, etc. Not a problem for most people, but those who are sensitive to fragrances might not be comfortable here.
Breakfast was very good and the host asks about any dietary restrictions when you check in. I really appreciated that since I'm vegan - and yes, my vegan breakfasts were all very delicious and healthy. They would also check to make sure you got enough to eat. There were comfortable places to eat either with the other guests or a little apart. As a solo traveler, it was actually really comforting for me to eat with the other guests at the main table each morning. I stayed in the Clipper room, which was very clean and comfortable. The bed and tons of pillows especially I enjoyed, as well as the desk and chairs in my room. There was A/C, which I didn't need, but at the same time was glad to have sometimes. I spent plenty of time reading and doing a little remote work (yes, they have solid WiFi) in the common areas of the house like the library and courtyard. All were clean, comfortable, and inviting, with plenty of pillows, tables, lamps, to really settle into a spot. Also everything was quite beautiful - the decor, furniture, and landscaping - overall I would call it cozy (like really cozy, I am not using that as a euphemism for cramped). Other than the shower, there was lots of space (more time om that below). The neighborhood is very convenient for walking to local attractions or getting to a transit station. You can also park in the neighborhood, but there seems to be some restrictions on how long you can park in one spot, which made me a little nervous (I had no issues though). The host was super friendly and helpful. They also have a dog who is friendly but very quiet and well behaved, so for those who are allergic to dogs, if you just say no, he'll just trot off. Even when I was eating outside, I said no, and he left me alone.

United KingdomIt would have been nice to have had tea and coffee making facilities in the Bedroom, but were available downstairs.
The house was full of character in a lovely quiet area. The breakfast’s were excellent and different each day we were there. Our host, David, was friendly and helpful and we would certainly stay here again if we come back to Seattle.

United KingdomIt would have been nice to have had access to tea and coffee facilities in the room and a small fridge to keep water and other drinks cold. Breakfast was fun around the communal table with a different plated dish each day but I’d have liked the choice of helping myself to fruit, yoghurt and maybe granola as well.
The house and garden are beautiful and a haven of peace and quiet in a busy city. The bedroom and guest areas downstairs are even lovelier than the photos. The neighbourhood is full of similar houses and its short walk to the lively restaurants and bars of Capitol Hill and buses to downtown.

New ZealandThe one thing that didn’t match with the overall quality of the place was the bed linen - the sheets were not matched and were not the usual smooth, high-quality fabric that we would expect of a hotel/BnB of this quality and price. An easy thing to fix.
We loved the period decor, the spacious room, the many lovely lounge and garden areas and the communal breakfast. We also enjoyed being a bit outside the central city area. This meant we got to see where local people live and play in the vibrant Capitol Hill area. We enjoyed trying some of the many great restaurants in easy walking distance. It’s also an easy half-hour walk or quick bus or train ride into the central city.

United StatesLocation is good with short walking distance to Capitol Hill. There are lots of restaurants with many different options. It is also within walking distance to many tourist attractions. The house itself is beautiful and we got unexpected upgrade. Thanks David, the owner of the house. Room is nicely decorated with plenty of space for a family of 3. Breakfast was served at the elegant dining room. Everything was great!

United StatesIt's probably the nature of the old manor, but the upper floors creak in certain areas, i.e. a particular side of the bed. When other guests walked around on our floor, the creaks sounded like they were right above us, which was a little freaky.
Breakfasts are good! Home cooked eggs/bacon/croissants with yogurt and fruits, coffee, juice, water on the side, and extras if desired. Plenty of couches and lounging areas with books, free wifi, and even brandy if you like a little nightcap with your reading experience.

United StatesThe showers are outside of the bathrooms—just barely, and it's still tiled outside and not carpet, but still outside the bathroom door. Not a complaint, just a curiosity and something folks may want to be aware of.
What wasn't to like? Everything about this place was absolutely wonderful—great common space, delicious breakfast, super spacious and aesthetic room, and the host was very kind and accommodating.

United StatesThe only thing to possibly note here are the little design oddities of an old house. The bathroom in our suite, for example, did not have a door and the water closet was exactly that - a tiny room with a door for the toilet. Houses are just planned out a bit differently now. The hosts generously allowed my son to use the vacant room next door for a little more privacy in the bath. No complaints here, just noting the quirks of old homes that make them well worth the visit instead of staying at a cookie cutter hotel.
The pair of hosts were so friendly and accommodating, I wish we could have stayed longer. Our little holiday trip was damped at times by rain, high prices and fatigue; the Manor provided such a welcome retreat that, more than once, we opted to cut our plans out and about short and just relax at the Manor. We will return to enjoy the hospitality and comfort of this well-run and beautiful B&B again.
