The quality, size, and comfort of the room woefully failed to meet expectations established by online representation, photos, description, and reviews. We were placed in the older building at the end of the cul-de-sac (room 11) circa early 1940’s and it appeared to have received little attention since. Dated carpeting, broken and missing tiles in the bathroom, an uncomfortably metal-framed bed, and a musty smell. The walls were paper-thin and necessitated an awkward visit to our upstairs neighbors at 1100P to handle an excessive noise issue (office closes at 1000P). The breakfast was meager—breads, pastries, and coffee, which you must take away (no seating). No fruit, no yogurt, no prepared hot foods. I expressed concerns to front desk at checkout, who stated that they wished to know about issues at check-in, though we had been told that they were at 100% occupancy. With limited accommodations in this quaint town, there would appear to be little motivation to update facilities and/or moderate prices when only dated rooms can be offered compared to newer rooms advertised at the same level of accommodation. I strongly advise reviewing room before unloading vehicle and insisting on a room outside of the older two-story block of rooms at time of reservation to avoid disappointment.

Our room was right by the street, and traffic was loud. There was black mold on the bathroom ceiling, and bed was ok. Probably won’t stay again.

Place is very overpriced for what the room looked like. Pillows were flat, bed was not comfortable, AC could only go to 70 (it felt better outside), plumbing is sensitive (they have a sign posted), continental breakfast was a joke. Wont be returning. We can find a way better place for the same price.

The room we were initially given (a deluxe king) felt damp. I don't know if it was a problem with the AC unit or what, but I was pretty disappointed. The rooms are all pretty dated - old furniture and fixings.

The staff were great. We weren't 100% happy with our room, and they upgraded us to a suite. The suite we were upgraded to was big and nice, with a porch out back overlooking the river. Rooms were clean and tidy, and the area felt safe. It was only a short walk to the centre of Fredericksburg.

I wish I could rate this place with less than 1 point but the website doesn't allow me. Our experience in this "hotel" was so disappointing. The room was full of dust, old damaged furniture, dirty fridge, dried and dead insects in our bed's blanket, hair and nails from other guests in the sheets and towels, it was so disgusting! There was a chewing-gum under the bed that ended up stuck in our dog's hair. We found a cricket in the room, so funny!! I highly do not recomend this place. The pictures on their website and booking don't match reality. They must have been from 15 years ago.

When we arrived we noticed that the room we booked was too small since one of us had to sleep on the couch in the living room. I went up to the reception and asked if it was possible to get a bigger one, which we of course would have paid. The lady at the reception looked it up and said that there was no other room available although booking showed me that there definitely were. Also, there was no effort at all to help us and in general the service wasn't very nice. We did not really feel welcome there. In addition to that it was hard to catch sleep at night. The a/c was incredibly loud and a light in the kitchen (above the stove) was on the whole night as it couldn't be turned off, so the person sleeping in the living room had a hard time.

The location of the Inn is very nice as you can walk to Main Street.

The pillows were very worn and flat. Several of the outlets to charge your phone wouldn’t even keep connected in the wall. Only received two towels and two washcloths. For the cost per night you should have more it seemed subpar. We left early when we paid for another night we just wanted to leave.

We have stayed here before and it was great. The grounds are well taken care of and it was clean.

The bed was horrible. The mattress was super sunk in on both sides of the bed. You could feel the metal frame through the mattress. The AC would not get cold and we woke up several times a night in a sweat. The king suite is right next to storage units which wasn't great but not griping about it and it was a good walk to the main strip. We came here a year ago and got a cabin and it was great. The suites however were not.

The property looks as if it was once a court with small houses that they have made into a motel. We were in room #1. The bed was comfortable but bring your pillows. The pillows provided felt like they were filled with batting and were very flat. The people in the apartment above us had a dog that barked and whined nonstop. The floors are laminate and looked clean but they were far from it, the bottom of our socks were filthy after walking across the room. There was a bar of hand soap but not of Bath soap. We usually bring our own, but had forgotten it this trip. Continental breakfast was the usual fare. The bakery items were pretty but had been previously frozen or kept in the refrigerator so they were cold and mushy. I wouldn't stay here again.

The micro fiber bed sheets was uncomfortable and the pillows were flat, no area rugs around the bed. The shower pressure was so strong it hurt while showering. The parking area had oil stains which should be removed or cleaned. The staffs were pleasant though.

Flat pillows. Not enough soap or shampoo for 2 people. Bathtub was disgusting. Couldn’t watch tv from couch—- which was covered with a quilt. Pool was disgusting. Put us in the back that didn’t offer close proximity parking like the units. Breakfast was a joke. Day old donuts and awful-tasting coffee. Had to use chair as a bedside table for watch and phone.

The available Booking. com photos made the facility seem much nicer than what it actually is. When I arrived, I was initially disappointed. The facilities are old. Guessing 1960s. Very little has been done to update it. The room I stayed in was acceptable. I would describe the hotel as one step above cabin camping. The continental breakfast was disappointing (although the snacks were good). I would consider staying there again with friends but would shop around more to compare pricing.

The location is fantastic!! The hotel is easy walking distance to the downtown shopping and dining. When I arrived at my room, I was surprised by a full kitchen. Additionally, there was an ample yard where I could have had a cookout if I wanted to. On my first night I was delighted to discover deer visiting in the same yard. Staff was friendly. The hotel has high quality snacks on the counter of the main office. (Not all rooms have kitchens. Ask if this if important to you.) I was also surprised by a complimentary bottle of wine!

Room wasn’t what we saw in the pics on booking.com. The price paid for the room should have been for a mid tier room, which I was expecting, instead it was a lower tier room. Employees seemed reluctant to meet our minimal needs.

They shut off the water for an hour in the morning. This was a huge inconvenience as it put our family behind schedule for the day waiting for the water to turn on so we could shower, use the bathroom, etc. to get ready for the day. The pillows on the bed were pretty flat too.

The hotel was very close to the Main Street. An easy 15 min walk. The rooms were large too and we had a nice car port for our car. The room also came with a complimentary bottle of wine.
