Close to the mountain. Very efficient heat in the cabin so it was perfect for the frigid winter temperatures. Check in/check out was a breeze even after hours. Multiple restaurants within a 5-15 minute radius. The shower pressure was phenomenal. Parking was right outside of the cabin so carrying bags in was very easy.

United StatesThere was no drain stopper for kids to take a bath but we used a facecloth to block the drain and it worked well. The toilet was a little wiggly on the floor and really low, not ideal for someone with bad knees. The doors and windows were very drafty, maybe consider weather stripping.
I liked that there was a counter top cooker and a full kitchen with appliances, dishes, pots etc. I also liked the cleanliness and the tub. I liked that it was pet friendly.

United StatesNot sure about the other cabins but #12 definitely smells like a cabin. I was allergic to the couch- I'm assuming it's old and full of dust. Heard a squirrel or some other animal in the wall during my one night stay. Each cabin is different and mine was the last one available so I'm sort of assuming the other cabins are more desirable. Regardless, I would have stayed longer. None of these imperfections are dealbreakers and I would come back, even to stay in #12 again.
Stayed in cabin 12- It was so cute and cozy! check in was so easy and the staff is friendly and super helpful. the river running behind the property is gorgeous- gives a beautiful backdrop and the sound is wonderful. Cabin had a full kitchen equipped with the essentials for cooking and an awesome back deck with dining table and chairs looking over the river. Pemi Cabins itself is conveniently located only a 5 minute drive to downtown Lincoln and a 2 minute drive to Franconia Notch State Park, where I spent the majority of my time during my overnight. The property has very cool amenities including a rec room at a central location and a fire pit available for use.

GermanyInside of the cabin the light was limited - a lamp in the ceiling would have been nice. We had to go buy plastic cutlery to the nearest gas station since there was none available at the cabin.
Cozy small cabin with a nice balcony with view to the river. The temperature outside was quite cold but there was a heater so we could keep warm :) there was a nice fire pit, as well as a microwave and fridge which were very handy.

We enjoyed our stay in #17 Cascade Falls - Motel-Style Studio at Pemi Cabins. This room is attached to the main building on the left side. We really liked the modern decor with bookshelves, small table with two chairs and a queen-sized bed. There was ample lighting as well. The bathroom was recently renovated and looked really nice! We really enjoyed our stay for two nights and would consider coming back again.

United StatesThe cabins are so cute and rustic. They are right along the Pemi River so you can hear the river at night or sit on the porch and enjoy the views. The location was close to downtown but removed enough that it was quiet. They had a community center with corn hole, darts and fire pits. It was lovely.

United StatesNo cobwebs in the living room. Behind couch and corners of room. Nothing to sleep on in the living room. Not enough toilet paper. First roll was almost gone when we arrived. Didn’t last the afternoon. Went to get more. Office was closed. I borrowed a roll from cabin 12. That didn’t last the next day.
No breakfast offered. Cabin was spacious. Kids liked the bed. I thought there was going to be a fold out cot or couch. I had to sleep on the couch.

United States5 degree floor tilt was both charming & challenging .. old people navigating in an old building LOL! And it would have been nice to have better quality TP & maybe some paper towels/napkins for our snack on the screen room. Neither one a biggy :)
Screen room over the Pemi was extraordinary! So peaceful! The wonderful bed & soothing river sounds made for heavenly slumber. And fireflys! Hadn't seen for years, magical!

The cabin on the river with screen porch and fireplace was very relaxing. It was clean and comfortable. The grounds were well kept and beautiful. Cindy at the front desk was super friendly. I'll be back this fall!

United StatesI’d be lying if I didn’t mention a few bumps in the road regarding this booking. After completing the booking, I received a confirmation text from Booking.com, followed by a message from Pemi Cabins stating: "The fireplace in your reserved cabin will be unavailable to use during your stay due to unexpected maintenance needs." After receiving this message, I attempted to reply to the text, call Pemi Cabins directly, and also sent messages through their website and through Booking.com. I finally received a call back a couple of hours later. They apologized and then stated that "The fireplaces in ALL of the cabins are currently inoperable." This contradicted their earlier message, which implied the issue was specific to my cabin and “unexpected”. It became clear that the original message about "UNEXPECTED maintenance needs" was a lie. When I expressed my disappointment, they suggested that I cancel through Booking.com. The catch is that, due to how Pemi has their listing set up, if you cancel yourself, you only get half your money back. I believe the Attorney General would agree that this falls under classic bait-and-switch tactics (see: RSA 358-A). They advertised certain features/products such as functional fireplaces, then informed the customer that those features/products were unavailable only after payment was made and a non refundable deposit of 50% of your stay was taken. Rather than offering a full refund, they leave the customer with the choice of staying or losing half their money. A day or two before our stay, they called again to note that my reservation was still active. I explained that I felt "stuck with our reservation" and I expressed concern about the nighttime temperatures, especially with no secondary heat source (it dropped to 34°F that night). Eventually, they got back to me and offered to move us to a different cabin.
We have stayed here numerous times over the past 15–20 years. Since my last visit, ownership has changed, and after this most recent stay; I confidently believe it's currently in great hands! Albeit they're clearly working through a learning curve, we LOVE all of the improvements that Christophe, Lien, Andrew, and Caroline have made so far! If you're looking for a 5 star hotel with every possible amenity, check out River Walk down the street and be prepared to pay quadruple. But if you're looking for a rustic, real cabin feel, complete with the sound of the roaring Pemigewasset River rushing past your screened in deck/window, then this is 100% your place. That doesn’t mean this place is rough. Far from it! It was meticulously clean, and the employees went above and beyond to accommodate our check-in time. They have a community clubhouse "Pemi Lounge" with darts, heaters, TVs, and more. There's also shuffleboard and cornhole available, a large community fire pit, on site BBQs, and a great looking wood fired pizza oven. We went off season, but there are multiple trails and stairs down to the river from the cabins for the summertime months to cool off.

We enjoyed the location and the stream of water running behind the cabin. The beds were very clean and comfortable.

United StatesDid not get the cabin that was chosen through our booking. Was not on the river. Stuck us in the cabin at the end of the line at the road. It took forever for the hot water to get to our cabin and the shower stall was very tiny and the floor in the bathroom must be rotting underneath because the floor has a huge dip and gives when you stand in that spot, which is located right outside the shower stall. Bathroom Door would not stay shut due to cabin being unlevel. The TV did not work. When we contacted management, they already knew they were having issues and that the repair company had been notified. We never got TV.
