United StatesThe only thing to like about this place is the view. The room is TINY, the bathroom is especially small. There is not even a dresser or closet for your clothes! they have one "rack" above the phone i guess to hang your clothes on. The air conditioner was set to 60 when we got there. We thought that was odd, but then realized it's to disguise the musty smell. The room stunk so badly of mildew that we needed to leave the hotel as my mom's asthma was acting up and she couldn't breathe in there. The air conditioner also looked a bit broken from the outside. Beds were springy. Thought the balcony was private and it is not at all - it is shared with every other customer. We also booked this place since it had a pool. The pool is on the complete OPPOSITE side of the property, which is quite far. My mom had two knee replacements and can't walk that far. We were told we could "try" to get a ride via golf cart from the valet. I ended up walking down there and the pictures provided from the hotel make it look FAR more luxurious than it is (which is not at all luxurious, by the way). The front desk was completely useless. Told us we could pay for an upgrade to switch rooms, otherwise they didn't offer to help at all. They didn't tell us about any of the amenities when we checked in, didn't tell us where the pool was, nothing. Mandatory valet at $30/day as well. Just an absolute colossal waste of time. Stunned at the horrible service and property. They redid this property a few years ago and are now trying to market this as a luxury hotel, which it certainly is not. Like I told the front desk, it's the travel industry's attempt at putting lipstick on a pig. The renovations are not nearly enough and the fact that they charge so much for these box, smelly rooms is appalling. Go stay at The Shoals in Southold instead (that's where we went to - cheaper, nicer, and excellent service).
the view is the only redeeming thing about this place. Otherwise, everything else is unbelievably overpriced and not even a little worth it.

The location right on the beach was awesome. Love that my wife and I could walk out the door, find two lounge chairs and put them right in the water to cool off during a hot day.

Beautiful location. The view is insane. Rooms are clean and comfortable. Free breakfast in am and coffee and juice was so nice as an added extra. Dinner was amazing. My only regret is we didn't have time to go to the other two bars on property for karaoke or on the beach. Oh and the pool was delicious. Clean, refreshing and again what a view.

Its right in the water and the weather was cool to keep the windows open, so we fell asleep to the sound of the waves. the views are incredible from rooms and lobby/restaurant. east access to the beach for swimming (no waves and a beautiful cove). this is the best hotels on the north shore. the breakfast was good too (you can pack it to go and have it on the beach)

United StatesSadly it was very understaffed, I couldn’t get my room cleaned 2out of the 3 days so we had no clean towels even tho I called front desk to ask they never arrived, the restaurant is only opened Thursday-Monday Breakfast was continental a bagel and a few cold boiled eggs with some cereal available, for the price how difficult would it be to serve some scrambled eggs, also my entire stay I had to put up my own umbrella if I could find one as there was a shortage, there was no beach helper there was a basket of beach towels left out at the steps
The property is heaven on earth, so tranquil and stunning, the staff are very friendly

This is more of a motel than a hotel. There was also no drinking water after 6 pm when the pool closed so make sure you bring your own.

United StatesThis time around, cleanliness had gone down the drain. Handprints on the sliding doors. My boyfriend went to sit on the sofa and as soon as he did, a cloud of dust exploded into the air from the other cushion; couch also had a musky odor. The coffee table had dust. The kitchenette area had a kid’s toy on the sink, probably left by previous guest. The mini fridge was not cooling enough. The tv was not mounted properly, my boyfriend ended up fixing it. This is my second stay where the balcony dividers were not setup, so no privacy on the balcony, which was uncomfortable and disappointing. Also, for the amount being charged per night, the breakfast could be so much better instead of just coffee/juice, pastries, an apple, and hard boiled eggs…
I’ve been coming here for a few years now. The view of the sound from the rooms is perfection. The “beach” area and pool are wonderful. They recently did major renovation of their parking lot and added a walking path. Close to Greenport village.

United StatesOur room was Very close to the main road so it was very noisy . I booked it off season purposely bc we don’t like crowds yet they put us in a room next door to construction going on early in the morning when there was 20 empty rooms they could have put us in . The fridge reeked of fish. No dresser or closet to hang our clothes . They had this awkward rack over the bedside table with 4 hangers that hung over the bedside table ! We passed by the hotel because there is bo sign lit up to see or enter or where to check in .
